surveyed by Brooks Surveying Inc., Professional Land Surveyors and a plat thereof made which is identified by the title

Arkansas. By the signature of the said surveyor and the said grantors and bears a Certificate of Approval executed

Assurance.
The grantors do hereby certify that they platted said real estate in accordance with said Plat. The lands
embraced in said plat shall be forever known as designated on said plat and every deed of conveyance for said property
shall use this designation.
The purpose of this plat is to divide one lot into 3 lots.
All Buildings and structures constructed on said property shall conform to the rules and regulations of the City of
Little Rock, Arkansas.
The filing of this Bill of Assurance and plat for record in the Office of the Circuit Clerk and ex-officio Recorder of
Pulaski County shall be valid and complete delivery and dedication of the streets and easements shown on the said plat.

RE: Proposed replat in Lot 1, Block 11 of Fulton's Addition
Dear Ms. James:
Thank you for your inquiry regarding the proposed replat of Lott, Block 11 of Fulton's Addition to
City of Little Rock. Since Commission staff does not routinely review requests to subdivide parcels
that are already developed, staff referred this proposal to the Commission for additional guidance.
The Capitol Zoning District Commission discussed this item at its meeting on May 25, 2017. In its
discussion, the Commission members noted that the parcel in question includes three existing
principal structures, each of which was built as a dwelling unit. They also noted that the existing
parcel is non -conforming, owing to the diminished setbacks created by the three structures, but
determined the proposed replat would not serve to substantially increase this non -conformity. The
Commission instructed staff that the proposed replat is appropriate for this property, and
that it does not require any variance, waiver, or further review from our agency.
