Markham St. Little Rock, AR 72201 RE: Kanis/Kirby Conceptual PCD Ms. James, Attached please find eighteen copies of the conceptual PCD for the above referenced project. This property contains acres located at the northeast corner of Kanis and Kirby Roads. The developer is proposing a two lot PCD with Lot 1 utilizing C-3 uses. Lot 2 would develop using 0-3 uses along with accessory uses. This zoning will mirror what is currently under review due south across Kanis Road. The developer would like to request a deferral for the street improvements until the lots fronting the street are developed. When constructed, all street improvements will be constructed according to the Master Street Plan. Please do not hesitate to call should you have any questions or require additional information.
