said right-of-way line, on a curve to the right having a radius of 25.00 feet, an arc distance of
39.27 feet, and a chord bearing and distance of North 45°37' 10" East 35.36 feet; thence
continuing along said right-of-way line, South 89°22' 50" East 75.00 feet; thence continuing
along said right-of-way line, on a curve to the right having a radius of 2,970.00 feet, an are
distance of 85.42 feet, and a chord bearing and distance of South 88°33'24" East 85.42 feet;
thence continuing along said right-of-way line, on a curve to the right having a radius of
2,970.00 feet, an arc distance of 184.23 feet, and a chord bearing and distance of South
85057'20" East 184.20 feet; thence South 01°21'18" West 321.75 feet; thence North
88°38'42" West 365.18 feet to the POINT OF BEGINNING, containing 2.768 acres more or
less.
AND, WHEREAS, it is desirable that all of the above described property be platted.
NOW THEREFORE WITNESSETH:
THAT WE, the said BWWP VENTURES. LLC hereinafter termedgrantor(s), have caused
said tract of land to be surveyed by Gregory T. Sullivan a Registered Professional Land Surveyor,
and a plat thereof made which is identified by the title Final Plat of Lots 5 & 6 EPA -Talley Road
Addition Little Rock Pulaski County, Arkansas and the date MU 25 2011, and by the signature of
the Circuit Clerk and ex-officio Recorder of Pulaski County, Arkansas,

There are strips of ground shown and dimensioned on said plat marked
utility easement reserved for the use ofpublic utilities, and a strip of ground shown and dimensioned
on said plat marked common access easement reserved for the use of common access into and out of
said platted lots, subject at all times to the proper authorities and to the easement herein reserved.
The Owner(s) of this plat shall take their titles subject to the right of public utilities and the public.
The filing of this Bill of Assurance and plat for record in The Office of the Circuit Clerk and
ex-officio Recorder of Pulaski County shall be a valid and complete delivery and dedication of the
easements shown on the said plat.
Hereafter, conveyance and description of said lands by lot number as shown on said plat shall
be a proper and sufficient description thereof.
The considerations set forth are hereby approved by the City of Little Rock Planning
Commission. Any additional requirements, restrictions or statement are entered without review or
action by the Planning Commission, and shall not be considered part of the Little Rock Planning
Commission, and shall not be considered part of the Little Rock Planning Commission's
requirements for plat approval.
