GENERAL EXTERIOR NOTES
1. CONTRACTOR SHALL FIELD VERIFY ALL EXISTING CONDITIONS ARE SOUND AND IN
GOOD CONDITION. SHOULD REPAIRS BE NEEDED, NEW CONSTRUCTION IS SHOWN
FOR METHODS TO BE USED. ALL EXISTING MATERIALS SHALL BE RE-USED OR

MOISTURE INFILTRATION & REPAIR DAMAGE. THIS INCLUDES REAR (WEST)
ENCLOSED PORCH FOUNDATION WHICH INDICATES SIMILAR MOVEMENT.
4. REPAIR EXISTING ORIGINAL MATERIALS RATHER THAN REPLACE. REPLACE ONLY
IF NOT REPAIRABLE IN COMPLIANCE WITH NATIONAL PARK SERVICE STANDARDS.
FINISH DIMENSIONS SHALL MATCH EXISTING.
5. ELIMINATE MOISTURE INFILTRATION, REPAIR AND STABILIZE ALL MASONRY FOR
HOUSE AND PORCHES INCLUDING BUT NOT LIMITED TO WALLS AND FOUNDATIONS
AND FINISHES. REBUILD 2 CHIMNEYS NOTED ON ROOF PLAN. NOTE: ALL BRICK
WALLS ARE LOAD BEARING MASONRY.
6. REPOINT ALL EXTERIOR MORTAR JOINTS - SEE SPECIFICATIONS. NEW MORTAR
SHALL MATCH ORIGINAL BASED ON LABORATORY TESTING INCLUDING BUT NOT
LIMITIED TO STRIKE POINT PROFILE, COLOR, STRENGTH AND AGGREGATE.
7. REPOINT ALL BASEMENT MORTAR JOINTS, STABILIZE EXISTING MASONRY, INSTALL
LOSE AND MISSING MASONRY.
8. REPAIR EXISTING FLASHING WHERE DAMAGED. FLASHING SHALL BE RECESSED
COPPER IN MORTAR JOINTS, NOT ADHERED.
9. REMOVE STORM WINDOWS, REPAIR IF DAMAGED AND NON-OPERABLE, CLEAN
AND REPLACE.
10. REPAIR SEALANT AROUND ALL WINDOWS BETWEEN FRAMES AND BRICK.
SEALANT SHALL BE SELECTED BY ARCHITECT. REMOVE DAMAGED AND LOSE
SEALANT, STRIKE SEALANT BACK TO FLUSH WITH FACE OF TRIM.
11. CLEAN, STABILIZE, REPAIR AND PAINT ALL EXISTING EXTERIOR WOOD INCLUDING
BUT NOT LIMITED TO WINDOWS AND EAVES. REMOVE ALL LOSE PAINT. USE
ABATRON FOR WOOD REPAIR. SAND FOR A SMOOTH CONSISTENT SURFACE. PRIME
WITH OIL BASED PRIMER. PROVIDE 2 FINISH COATS WITH SEMI-GLOSS FINISH. PAINT
SHALL BE BEHR MARQUEE EXTERIOR, BEHR ULTRA EXTERIOR OR CLARK +
KENSINGTON EXTERIOR. ALTERNATES MAY BE SUBMITTED FOR APPROVAL BEFORE
APPLICATION. APPLICATION SHALL BE BY BRUSH, NOT BY SPRAY.
