The original COC will be mailed to the owner’s mailing address listed with the county assessor. Please upload the attached copy of the signed COC to your building permit application when you apply, if one is required. The COC, or the copy, is required to be posted to the property in a location visible from the public right-of-way during your project work. This is primarily for our code enforcement officers and surrounding neighbors to see that the work has been permitted. Once you have completed the work, please provide photographs of the completed project or schedule a time with me to come review the completed work on site. Either works for this project scope. Excited to see this Folk Victorian shotgun in better shape! Please give me a call for clarification on some of the conditions. regarding your questions below, 1. That deck is in rough shape. It will likely have to be torn down and rebuilt, with handrails. The existing railing could barely be considered railing. What do i need to be concerned about here? 2. Probably on the south side of the property. Traditional condenser unit. 3. Yes on porch handrails. Will attempt to replicate what is there. Gutters will be installed along back of house. Probably not anywhere else. No storm windows. 4.TBD on budget. Most likely is a rear fence, rear driveway. I cant recall walkway exactly, but it seems that it might need to be replace. A lot of this depends on budget at the end. THis project is a stretch as best. GH 3 On Mon, Jun 3, 2024 at 1:38 PM Ratzlaff, Hannah K. <hratzlaff@littlerock.gov> wrote: Good afternoon, Gabe, I have received your application and photos. Please see attached draft Certificate of Compliance for your project at 1420 S Commerce Street. Please review this draft approval and its conditions, and confirm if the COA reflects the full scope of your project. Once confirmed, Staff will then sign and send a copy back to you for your records and for your permit application. In addition to this, could you provide the additional information below? 1. Regarding the rear deck, are you expanding the footprint at all or changing any features like the deck railing? 2. Where will the exterior HVAC unit be installed? Will this be a traditional condenser unit or mini split units? 3. Will you be installing porch handrails, gutters and downspouts, or storm windows in the current project scope? 4. Will any improvements be made to the site in the current project scope, such as fencing, walkway step handrails, rear driveway and parking, or walkway/sidewalk repairs? I’ve included the one historic photo we have of the structure, dated 1978, in case it is useful in your project planning.
