WHEREAS, Lee Strong is the sole owner of the following deseribed property to -
wit: Lots 5 and 6, the North 21 ft of Lot 4, and the South 26.61 ft of Lot 7, all in Block 8,
Hicks Interurban Addition, Little Rock, Pulaski County, Arkansas
AND WHEREAS, it is desirable that all of the above described property be
platted into lots.
NOW, THEREFORE, WITNESSETH:
That, Lee Strong the said owner, hereinafter termed grantor, has caused said tract
of land to be surveyed by Edward Lofton, Registered Professional Land Surveyor, and a
plat thereof made which is identified by the title, Lee Strong Replat of the Lots 5 and 6,
the North 21 ft of Lot 4, and the South 26.61 ft of Lot 7, all in Block 8, Hicks Interurban
Addition, Little Rock, Pulaski County, Arkansas. and the date February 2007 and -by the
signature of the said surveyor, Lee Strong said grantor, and bears a Certificate of
Approval executed by the Little Rock Planning Commission, and is on record in the
Office of the Circuit Clerk and ex-officio Recorder of Pulaski County, Arkansas, in Plat
Book --Page and grantor does hereby .make this Bill of Assurance.
The grantor does hereby certify that he has platted said real estate in accordance
with said plat. The lands embraced in said plat shall be forever known as designed on
said plat, and every deed of conveyance for said property shall use this designation.
The filing of this Bill of Assurance and plat for record in the Office of the Circuit
Clerk and ex-offico Recorder of Pulaski County shall be valid and complete delivery and
dedication of the streets and easements shown on the said plat.
The lots in said Replat shall be sold by the grantoT and shall. be purchased by the
buyers thereof subject to the following covenants, to -wit:
I . All buildings constructed on said lots shall be constructed no nearer to the
street than the building line shown on the plat, and all buildings shall be
constructed in conformance with the Building Code and Zoning Ordinance of the
City of Little Rock, Arkansas.
2. All easements shown on plat shall be for utilildes.
3. No lot shall be used except for residential purposes. No residence shall be
erected on any lot other than one single family dwelling., The total floor area
of dwelling constructed on any lot shall be not loss than 800 square feet.
3. No structures of a temporary character, trailer, mobile home, basement,
tent, stack. garage, barn or othot outbuilding s1:64 be used on any lot at any
time as a residence, either temporarily or permanently
