BILL OF ASSURANCE
KNOW ALL MEN BY THESE PRESENTS:
WHERAS, Thommie Duke Herndon and Thelma J. Herndon are the sole owners of the
following described land lying in Pulaski County, Arkansas.
Legal Description:
Part of the SW 1/4 of the NW 1/4 of Section 26, Township 1 North, Range 13 West, Pulaski
County, Arkansas, being more particularly described as follows: Commencing at the Southwest
Corner of said SW 1/4 of the NW 1/4; thence N 00114'41" E, a distance of 987.43 feet to the
point of beginning; thence N 00'14'41" E a distance of 311.77 feet to the South right-of-way line
of Herndon Road; thence N 89°59'48" E along the South right-of-way line of said Herndon Road
a distance of 150.00 feet; thence S 00°14'44" W, a distance of 311.77 feet; thence S 89°59'48" W
a distance of 150.00 feet to the point of beginning, containing 1.074 acres more or less.
NOW THEREFORE WITNESSETH:
That we, the said Thommie Duke Herndon and Thelma J. Herndon, herein termed grantors, have
caused said tract of land to be surveyed by Corey Finkbeiner, Arkansas Professional Surveyor
No. 1695, and a plat thereof made which is identified by the title "Lot 1, Herndon Addition to the
City of Little Rock, Arkansas" and the date October 4, 2018 and by the signature of the said
surveyor and the said grantors, and bears a Certificate of Approval executed by the Little Rock
Planning Commission, and is on record in the Office of the Circuit Clerk and ex-officio Recorder
of Pulaski County, Arkansas, as Document Number, 201Co ?, �'aqd the grantors
do hereby snake this Bill of Assurance. 1U4 1°'r'/ y
The grantors do hereby certify that they have platted said real estate in accordance with said plat.
The land embraced in said plat shall be forever known as designed on said plat; and every deed
of conveyance for said property shall use this designation.
The filing of this Bill of Assurance and plat for record in the Office of the Circuit Clerk and ex-
officio Recorder of Pulaski County shall be a valid and complete delivery and dedication of the
streets and easements shown on the said plat.
All buildings constructed on said lot shall be constructed no nearer to the street than the building
line shown on the plat, and all buildings shall be constructed in conformance with the Building
Code and Zoning Ordinance of the City of Little Rock, Arkansas.
