Hi Ferndale Neighbor,
My name is Jennifer Maune, and I'm writing to share that my family is planning to take ownership of Goodwin
Manor as our primary residence. The property will first and foremost be where we raise our six young children. I
am a certified chef, and we want to raise seasonal produce, have a greenhouse allowing us to raise off-season
produce, raise honeybees, host culinary lunch and family events (i.e. Storytime with Santa), raise chickens and also
host limited outdoor garden events and farm tours.
As we are part of the extraterritorial planning jurisdiction of Little Rock, we must apply for a planned commercial
development permit to do any of the above. And we are asking for your support. This permit DOES NOT involve
structural change to our home but will allow me to sell produce at local farmer's markets and share our home with
the community a limited number of times each year. This is the same zoning you must obtain if you are a CPA and
work out of your home or sell eggs or honey out of your home farm in the ETJ. The world "commercial" may scare
folks, but we want to make certain we do everything the right way when we move out here.
A little about us: My husband Brian and I were born in Little Rock. After college, we came back home and had our
children, who attend school locally in the Pulaski County Special School District (PCSSD). My husband served as a
volunteer on the PCSSD School Board for 7 years, and I have been active in our Elementary, Middle and High
Schools as a volunteer Homeroom Mom, Football lunch mama, and PTO Board Member. We attend church locally
and have a heart for serving multiple charities. We love our hometown of Little Rock and plan to take great care of
Goodwin Manor and respect the beautiful terrain and peaceful environment that surrounds Ferndale.
We plan to keep the property as is initially, but overtime plan to build the vegetable garden. We plan to build a
barn to house chickens and farm equipment, and a greenhouse to house winter crops and plants. Both structures
will be in line with the architectural design of the beautiful estate. I've included inspiration photos in this packet.
As a Chef, I have a ServeSafe license, and any food served on property will be prepared in a Commercial Kitchen
certified by the Arkansas Department of Health. We are working with our volunteer fire department on an
inspection, and we eventually plan to work with neighbors to widen the driveway entrance from Garrison, which
will be the only access point used for tours and garden access.

PS ... This is Andrea & Gary Goodwin; we were so blessed to raise our 6 kiddos in Ferndale. Now we are empty
nester's, and it is time for another family to love our home and community as we have done for 25 years. We
have always tried our best to be good neighbors, to do the right thing and be good stewards to the land, wildlife
and all of the rescue animals we have taken in over the years. We know in our hearts the Maune's will do the
same. Please help us welcome them to our little community as we bid you all a fond goodbye. -
