From Rebekah L. Davis, Justice of the Peace, District 1: As the elected Justice of the Peace for western Pulaski County, I am writing to express my strong support for the proposed rezoning
of 3708 Garrison Road (Goodwin Manor), which would allow Jennifer's family to host occasional charity events and community dinners. This change will offer great value to our neighborhood
and provide a platform for positive community involvement.
I've personally witnessed Ms. Maune's ability to organize well-run, meaningful gatherings that benefit charitable causes and promote a sense of belonging in western Pulaski County. Her
events would offer a tremendous opportunity for local fundraising efforts while adding a dynamic, community-oriented aspect to the unincorporated areas of my district.
I am certain that Ms. Maune will approach these events with great care and consideration for the surrounding residents. Based on past events and knowledge of Jennifers character, I have
no doubt she will take appropriate measures to ensure minimal noise and traffic pollution. It's clear to me that her proposal strikes a reasonable balance between giving back to the
community and respecting the peaceful atmosphere we all value in western Pulaski County. Supporting this rezoning is a chance to enhance the overall quality of life in District 1. I
believe the Planning Commission's approval of this request would be a positive step toward fostering both charity and community engagement in a thoughtful and responsible manner. I
respectfully request the Commission approve Ms. Maune's request.

My name is Michael. My wife & I lived on Garrison for 2-1/2 years close to the entrance to Goodwin Manor. We now live on top of the mountain close to the Goodwin’s. At no time was traffic
ever an issue or was noise ever a problem. The Goodwin’s have always bent over backwards to be accommodating in my experiences with them.
After having talked to the Maune’s, I feel confident that they will be great neighbors and a great addition to the Ferndale community. We look forward to having them.
My name is Jan. For the past five and one-half years I have lived at 3700 Garrison Road and am the only neighbor to share the driveway/road off Garrison with the Goodwin family.
In addition to being great neighbors they have been wonderful in communicating about any activities taking place at their home and as a result there have not been any Issues with traffic
or noise.
I have spoken with Jennifer and feel that the Maune family will not only be wonderful neighbors but a great asset to Ferndale.

My name is Diane Earnest and I have lived on Garrison Road in Ferndale for over 30 years. My husband and I moved out here on 5 acres of land, because it was such a nice, friendly, welcoming
community.
Our home is at the bottom of the hill in front of the Goodwin Manor. We know the Goodwins and consider them friends. They are wonderful people, so we were very happy for them to be able
to have weddings and charity events at their beautiful home. They contributed to the community consistently, and it is such a shame that they were eventually prevented from having these
functions at their home by some nosey neighbors complaining. Most of whom were not even impacted in the least by these events! Since I live in such close proximity to this estate, I
can say unequivocally that these events in no way impacted me, either by the traffic or any noise or music.
The Goodwins are selling their home to another wonderful couple, the Maune family. Jennifer Maune is a local chef and mother of 6. It is my understanding that they would like to hold
some events such as lunches and dinners. I have no problem with this at all. In fact, I totally support this effort. I believe this family will be an asset to our community.

From Sarah Falasco: As a community member of Ferndale, Arkansas, and an adjoining residential property owner of Goodwin Manor, I would like to share my personal experiences related to
the activity at Goodwin Manor. Located directly south of Goodwin Manor, my family has not experienced disturbances due to noise or traffic from events. We typically hear noise from
concerts 1/4 mile away from the Ferndale Community Center but never from Goodwin Manor.
More importantly, we are grateful for Goodwin Manor's community support. Goodwin Manor graciously donated its space to host the Arkansas Dressage Society’s annual banquet, this organization’s
largest fundraising event, which funds educational equine programs for riders in Little Rock and Central Arkansas. Goodwin Manor has extended their space to various other nonprofits
and community organizations, ranging from Farm to Fork events with The Bramble to events supporting our most vulnerable youth community members helped by The Call.
I am deeply appreciative of Goodwin Manor's activities and hope it can be zoned to a PCD for more opportunities that benefit area organizations and underserved communities.

From Dr. Dana Barber: I am writing to express my strong support for the rezoning of the property located on Garrison Road, specifically to allow for occasional charity events and dinners
hosted by the Maune family. As a resident of this neighborhood for over 20 years, and with my home in close proximity to the property in question, I believe this rezoning would be a
significant benefit to our community.
Ms. Maune has a proven track record of hosting tasteful and well-managed events that foster a sense of community and support worthy causes. These gatherings would not only provide a
unique venue for charitable fundraising but also enhance the vibrancy of our neighborhood.
Furthermore, I am confident that Ms. Maune will take all necessary measures to ensure that these events are conducted with minimal disruption to the surrounding residents. Based on her
past events, I anticipate minimal noise, traffic, and other disturbances.
I understand the importance of preserving the character of our community, and I believe that Ms. Maune's proposal strikes a balance between community engagement and maintaining the peace
and quiet that we all value.
I urge you to approve the rezoning request for this property. It is a unique opportunity to support a valuable member of our community and enhance the quality of life in our neighborhood.

My name is Sharon Bale. I’ve have lived in the Ferndale community for a very long time and have enjoyed being a part of many charities events held at Goodwin Manor that have benefited
organizations like Arkansas Children’s Hospital, Joseph Pfeifer Kiwanis Camp for disadvantaged youth, an Orphanage in Rwanda, and many more. I’ve never been disrupted by their wedding
or community events and I fully support the rezoning of the property that will continue to bring beauty to Ferndale, support important charity causes, and would continue to be respectful
of the ordinances here. We would love to welcome another great family that has been very involved with the Pulaski County public school system and with many nonprofit organizations
in Little Rock.

My name is Carrie Smith and I am a resident of the Ferndale Community. My family moved out to Ferndale in 1987 and I grew up out here. My husband and I bought 5 acres and built our home
7 years ago. We live on the Garrison Road side of Goodwin property with our 5 year old son. We have never experienced any disruption of any sort. No noise or extra traffic. I pass by
the Goodwin gate at least 4-6 times a day. The only way I even know there is an event happening is by 2 small signs to help designate the entrance. Goodwin Manor is very easy to find
so there isn't lost traffic traveling all around Ferndale.
The Goodwins raised their kids in their home. They are my neighbors and friends. They are good and genuine people, and our community has benefited so much for having them out here.
I have to point out that I live on 5 acres, with in walking distance to Goodwin Manor. I feel like I am pretty secluded on 5 acres. The Goodwins sit on over 16 times that amount of property.
They are so secluded and do not bother anyone. My heart goes out to them and the backlash they have received from just a few people out here. The bashing they receive from a few people
is disheartening and NOT what the Ferndale community thinks collectively.

From Kim and Rhonda Kitchens: We are in full support for the Goodwin Manor to be used for events in the Ferndale neighborhood. The Goodwin family home has hosted many events that have
benefited the area including fundraisers, weddings, and other social events, such as Farm to Table. The Manor has hosted weddings which has brought so much to the area. When you consider
hotels, restaurants, and the hiring of locals for catering, pictures, and set-up, the community really benefits from all of that. There has never been any issues from the wedding events.
Security is always present, shuttles are there to limit traffic, and the weddings ALWAYS end at a respectful time, so not to be a nuisance to neighbors. We have attended many Christmas
party fundraisers there where donations were taken up for Heifer International to purchase farm animals for Rwanda and benefited Pfeifer Camp that provides educational opportunities
to disadvantaged youth in Little Rock and surrounding communities. The property itself would be a wonderful place to expand for farming to benefit the Ferndale Farmers Market. The Maune
family have children that attend local schools and make a impactful difference in the community. We are going to greatly miss the Goodwin Family and all that they have done, but we
will most definitely welcome the Maune family with open arms and can't wait to see what they are able to do with the property.

From Caristiana Hoey: We are excited to have Jennifer and her family join our community at the Goodwin manor and for them to use the property to bring the community together is only
a blessing. We need to have outlets where community can meet, gather, grow, eat, and support one another. It’s a special property and should be enjoyed and loved by many. We are in
full support of bringing this family’s new endeavors to our neighborhood. I live in Pulaski County on Denny Road and I think it’s wonderful having venues in our neighborhood such as
Wildwood that provide new experiences for my family.
From Charlene Jay: Ferndale is a wonderful community to live in, my family has been here since the 1960's. I’m a strong advocate of the private property owner, whether it’s one acre
or 80 acres. We have a wonderful community until some neighbors strong-arm others. Ferndale has benefited greatly by Goodwin Manor. It is a unique home that the Goodwins have opened
to couples starting their lives together; Carti during Covid by opening up their lawn for socially distanced recruiting dinners, and when Pfeifer camp needed coats for their students
for winter. Now, they are selling their home to another wonderful family. Jennifer is a top chef and would like to have farm to table lunches and charity events. We are excited to have
this Joe T Robinson family in our community and look forward to their contributions. Joe T is where I worked in food service and it is where my kids attended school. But once again,
some neighbors have already been unfriendly. Please support the Ferndale community by approving this rezoning.

From Maudie Williams: I live right down the street and I am in full support of you having dinners and events at the Goodwin Manor. It’s very secluded, and has never been a bother due
to noise or traffic!
From Bryan: I am in full support of the Maune family using the property of Goodwin Manor with the proposed events and farm/ garden plan. Goodwin Manor is a unique property and the Goodwin's
have done so much for local charities and the Ferndale community. We will greatly miss them but equally excited to welcome Master Chef finalist, Jennifer, to Ferndale with her endeavors!
From Michelle and Larry Nichols: The Nichols Family are 100 percent in support of your family and the commercial use of the Goodwin Manor. I grew up coming to the Manor and even most
recently since we moved to Ferndale in 2019. It is on a secluded piece of land, and there has never been an issue with noise or traffic during any of the events held at the Manor. The
Goodwin’s have done so much for our community and we know the Maune Family will continue their traditions.

or garden tours. I support the Maune family in their business endeavors with this property, and am looking forward to the beauty they will bring to our beloved neighborhood.
From Megan and Zach: We would love to welcome The Maune’s to the neighborhood! Over the years our children will be happy to have playmates just down the road. With the timber filled
terrain, we do not worry that the events would cause noise. We, in fact, welcome the creative nature of their ideas and business would bring to our community as a whole.
From JC McInnis: As a resident of the community, and Realtor, I would welcome a small business idea such as a “farm to table” or small event venue in the area. The property is well suited
for it, in my opinion, with minimal inconvenience to neighbors. It’s a beautiful place and for someone to be willing to share and enjoy it is a gift.

From Kathryn Gough (Field Representative - Arkansas, US Senate): I worked with the Goodwin family on several military appreciation events during the time they served as parent liaisons
with the US Air Force Academy. I will always appreciate the donation of their beautiful lawn for a cadet and midshipman dinner we hosted in Central Arkansas for US Service Academies
and their families. Such a beautiful location, on top of a mountain top secluded from everyone! I felt as if I was in the mountains in another state. I will never forget having the
opportunity to see the C130’s fly over the mountain range where I sat enjoying my catfish and hearing their gentle hum, as they made their way from their home base at the LRAFB in their
flight training. Goodwin Manor gives clear view of the gentle giants as they take part in their training over the Ouachita Mtn ranges. It was a beautiful sight I will never forget.
Thank you Goodwin’s for being the people you are and for your son who served our country. I’m excited for your next chapter. And I look forward to knowing your home will be owned by
someone as civic minded as you are.”
