BILL OF ASSURANCE
FOR
THE RESERVE AT BRODIE CREEK,
LITTLE ROCK, PULASKI COUNTY, ARKANSAS
KNOW ALL MEN BY THESE PRESENTS:
THAT, WHEREAS, Ascent Development, LLC. ("Grantor") is the owner of the land
platted as The Reserve at Brodie Creek, an addition to the City of Little Rock,
Pulaski County, Arkansas, and described as follows:
Legal Description
E1/2 W1/2 NE1/4 SW1/4 of Section 15, Township 1 North, Range 13 West, Pulaski
County, Arkansas.
AND
Part of the SE1/4 SW1/4 of Section 15, T-1-N, R-13-W, Little Rock, Pulaski County,
Arkansas, more particularly described as follows:
Commencing at the Northwest Corner of said SE1/4 SW1/4, Section 15, thence
S87251'S4"E along the North line of said SE1/4 SW1/4, 262.40 ft. to the Point of
Beginning; thence S87251'54"E continuing along said North line, 70.32 ft. to the
Southwest corner of Lot 45, Elizabethtowne subdivision, an addition to the city of
Little Rock, Arkansas; thence S87256'13"E along the South line of said Lot 45 and
along the South line of Lot 44, said Elizabethtowne subdivision,138.31 ft.; thence
S01228'27"W, 739.25 ft. to a point in the center of Brodie Creek; thence
northwesterly along said center of Brodie Creek the following: (1) N63248'27"W,
158.38 ft. (2) N28933'43"W, 342AS ft.; (3) N35°10'22"W, 310.77 ft. and (4)
N17943'28" W, 144.48 ft. to the Point of Beginning, containing 5.4887 acres more
or less.

Lands lying in the Southeast Quarter of Section 15, Township 1 North, Range 13
West Little Rock, Pulaski County, Arkansas more particularly described as follows:
Beginning at a found concrete monument at the Northwest Corner of the Southwest
Quarter of the Southeast Quarter of said Section 15, thence along the North line of
the said Southwest Quarter of the Southeast Quarter South 88 degrees 16 minutes
19 seconds East for 1351.27 feet to the Northeast Corner of the said Southwest
Quarter of the Southeast Quarter; thence leaving said North line along the East line
of said Southwest Quarter of the Southeast Quarter South 01 degrees 36 minutes 12
seconds West for 1321.89 feet to a found 1/2 inch rebar at the Southeast Corner of
the said Southwest Quarter of the Southeast Quarter; thence leaving said East line
along the South line of the said Section 15 North 87 degrees 07 minutes 08 seconds
West for 1359.02 feet to a found 1 pipe at the Southwest Corner of said Southwest
Quarter of the Southeast Quarter; thence leaving said South line along the West line
of the said Southwest Quarter of the Southeast Quarter North 01 degrees 55
minutes 53 seconds East for 495.95 feet; thence leaving said West line North 87
degrees 58 minutes 36 seconds West for 494.30 feet; thence North 01 degrees 55
minutes 53 seconds East for 798.60 feet; thence South 87 degrees 58 minutes 36
seconds East for 494.30 feet to the point of beginning containing 49.757 acres more
or less.
NOW, THEREFORE WITHNESSETH:
That Ascent Development, LLC. termed Grantor, have caused said tract of land to
be surveyed by Holloway Engineering, Surveying & Civil Design, PLLC, Registered
Professional Engineers and Registered Land Surveyors in the State of Arkansas, and
a plat thereof made, which is identified by the title, and shall be forever known,
conveyed and described as The Reserve at Brodie Creek, an addition to the City of
Little Rock, Pulaski County, Arkansas, dated day of 2024 and by the
signature of the said engineer and the said Grantor and bears a certificate of
approval executed by the Little Rock Planning Commission and the Grantor does
hereby make this Bill of Assurance.
The Grantor does hereby certify that he has platted said real estate in accordance
with said plat. The lands embraced in said plat shall be forever known as
designated on said plat; and every deed of conveyance for said property shall use
this designation.
The filing of the Bill of Assurance and plat for record in the office the Circuit Clerk
and Ex-Officio Recorder or Pulaski County shall be a valid and complete delivery and
dedication of the easements and right-of-way (ROW) shown on the said plat.
All buildings constructed on said lot shall be constructed no nearer to the street
than the building line shown on the plat.
The Bill of Assurance may be amended upon the consent of the owners of The
Reserve at Brodie Creek an addition to the City of Little Rock, Pulaski County,
Arkansas and the approval of the Little Rock Planning Commission.
