KNOW ALL MEN BY THESE PRESENTS:

of one DOLLARS [ 1.04}, and other valuable considerations, cash in hand
paid, the receipt of which is hereby acknowledged, subject to prior recorded
mortgages and easements, if any, do hereby grant, bargain, sell and convey to
City of Little Rockr Arkansas successors and assigns forever an exclusive
right-of-way and easement for the purposes of constructing, maintaining,
replacing and repairing said right-of-way together with the rights, easements
and privileges in or to said lands which may he required for the full
enjoyment of the right herein granted, and for other purposes consistent with
the ownership of said right-of-way on south Universit Avenue across, through
and over the lands situated in Pulaski county, Arkansas, described as folloxss
A part of the NEh. NE4, Section 13, Township 1 North, Range 13W, toeing
a part of the Broadmoor Business District of Broadmoor addition to the City of
Little Rock, Arkansas, being more particularly described as follows:
Conne_ncing at a Found iron pin at the intersection of the Westerly
right-of-way line of University Avenue(an 80 Foot right»of-way)
and the Southerly right-of-way line of Broadmoor Drive(a 50 foot
right-of-way for the point of beginning): thence South along the
said West right-of-way line of University Avenue 1069.44 feet to
a found chilled „x„ in eoncretej thence S 20, 55' 22" W. along
said West right-of-way line 21.28 feet to a found chiseled "x"
in concrete, said "x" lying on a curve concave to the Northeast
and having a radius of 312.03 feet, said "x" also being the
intersection of the said S4eat right-of-way line of University
Avenue and the North right-of-way line of Lakeshore Drivn(a 50
foot right-of-way): thence along the arc of said curve and said
North right-of-way line 0.40 feet, said curve having a chord
bearing and distance of N 830 33' 23" W, 0.40 feed thence
North 1090.64 feet to the said South right-of-way line of
Broadmoor Driver thence S 80, 19' 1211E, 8.12 feet to the point
of beginning, containing 8644 square feet, more or less.
TO HAVE AND TO HOLD the same unto the said grantee and to its

AND said Grantor covenants with said Grantee, its successors and
