Dear Planning and Development Department,
Subject: Request for Variance for Reduced Rear Yard Setback
I am writing to formally request a variance for a reduced rear yard setback for my property
located at 4224 Cobb Street, Little Rock, AR 72204. This is to provide buildable area for the
construction of duplexes on left lot 1R and right lot 2R. The rear yard setback is 8 feet, the front
is 25.7 feet and the side is 7.5 feet. The total land area is 5636.40 sq. feet per lot. Under roof is
26046 sq. feet.
Granting this variance will allow me to improve the functionality of the duplexes, enhance the
aesthetic appeal of the property.
I believe that this variance will not adversely affect the surrounding properties or the overall
character of the neighborhood.
