DT: July 24, 2024 Property of proposed development contains +/- .19 acres located on Cobb & West 43rd. Cobbway Place is a planned residential development to consist of two buildings with two duplexes per building all on one level. Proposed homes will consist of three (3) bedrooms, living room, two full bathroom, dining area, kitchen with a full complement of appliances and laundry room. Brick exterior is planned to promote an upscale and neighborhood friendly appearance. Interior amenities will include Luxury Vinyl flooring in all living areas, granite tile kitchen and bathroom countertops, eight foot ceilings and designer lighting. Exterior features include, architectural roof shingles, landscaped lawns and roof pitch elevations set at 4/12 to enhance aesthetics of the development. Duplex homes in Cobbway will consist 1285 sq. ft. of heated and cooled space. It is anticipated that homes will lease between $ 1300.00 to $ 1400.00 per month given the location amenities being offered in the duplexes. Entrance to Cobbway Place will be off West 43�d Street. Set back at front of building will be 27 feet off West 43d, rear set back will be 12 feet and side set back will be 6 feet off alley and 20 feet off Cobb Street. Additionally, all green and common areas within Cobbway Place will be maintained by Owner of Development. Existing developments similar to Cobbway Place include duplexes built in the Aldersgate area, Chanridge Park off Pickering Drive and Frenchmen Place in Maumelle, to name a few.
