The rear yard setback of 8 feet, the front is 25.7 feet and the side is 7.5 feet. The total land area is 5636.40 sq. feet per lot. Under roof is 26046 sq. feet. Granting this variance will allow me to improve the functionality of the duplexes, enhance the aesthetic appeal of the property. I believe that this variance will not adversely affect the surrounding properties or the overall character of the neighborhood.
