BILL OF ASSURANCE
WHEREAS, Cody Burns and Josiah Burns are the sole owners of the following
described property to -wit:
Part of the W1/2, of Tract 17, Gloeckler Acres Addition to the City of Little
Rock, Pulaski County, Arkansas, more particularly described as follows, Starting at the
Northeast corner of the W1/2 of Tract 17 Gloeckler Acres, run South 01 degree 01 minute
00 second East 160.4 feet, thence South 89 degrees 55 minutes 00 second West 307.4
feet, thence North 00 degree 58 minutes 00 second West 210.9 feet, thence East 135.0
feet, thence South 00 degree 58 minutes 00 second East 50 feet, thence East 172.2 feet to
the point of beginning
AND WHEREAS, it is desirable that all of the above described property be
platted into lots.
NOW, THEREFORE, WITNESSETH:
That, Cody Burns and Josiah Burns said owners, hereinafter termed grantor, has
caused said tract of land to be surveyed by Edward Lofton, Registered Professional Land
Surveyor, and a plat thereof made. which is identified by the title, Burns Replat of Part of
W114 of Tract 17, Gloeckler Acres Addition to the City of Little Rock, Pulaski County,
Arkansas and the date October 2006 and by the signature of the said surveyor, Cody
Burns and Josiah Burns said grantors, and bears a Certificate of Approval executed by the
Little Rock Planning Commission, and is on record in the Office of the Circuit Clerk and
ex-officio Recorder of Pulaski County, Arkansas, in Plat
Book_Page 8 2 7 and grantors do hereby make this Bill of Assurance.
The grantors do hereby certify that they have platted said real estate in accordance
with said plat. The lands embraced in said plat shall be forever known as designed on
said plat, and every deed of conveyance for said property shall use this designation.
The filing of this Bill of Assurance and plat for record in the Office of the Circuit
Clerk and ex-ofFico Recorder of Pulaski County shall be valid and complete delivery and
dedication of the streets and easements shown on the said plat.
The lots in said Addition shall be sold by the grantors and shall be purchased by
the buyers thereof subject to the following covenants, to -wit:
1. All buildings constructed on said lot shall be constructed no nearer to the
street than the building line shown on the plat, and all buildings shall be .
constructed in conformance with the Building Code and Zoning Ordinance of

1.3. The ground floor area for any dwelling constructed on any lot or part thereof
shall be not less then 1300 square feet

barn or other outbuilding shall be used on any lot at any time as a residence,
either temporarily or permanently
5. All easements shown on plat shall be for utilities.
