Markham Street Little Rock, AR 72201 RE: 3 Pine Mountain Road Rezoning Application Mr. Moore, Please find attached the application, survey, affidavit and filing fee for the above referenced project. The Lusk Family Limited Partnership is currently under contract to purchase the property at 3 Pine Mountain Road. The Lusk own the undeveloped property just to the east that fronts Cantrell Road/Highway 10. The property contains an existing home that is in disrepair and needs to be removed. The purpose of this application is to rezone the 3 Pine Mountain Road property from R-2 to C-3. Currently, the zoning along Highway 10 on either side of this property is commercial. This rezoning would connect the commercial zoning fronting on Highway 10. The purpose of the Lusk purchase would be to provide access to Pinnacle Valley Road via Pine Mountain Road. This rezoning would allow access to the existing traffic signal at the Pinnacle Valley/Cantrell Road intersection. This access will be more important in the future when ARDOT completes the road improvements to Highway 10 which include a median with limited breaks. Pinnacle Valley Road will be one of a hand full of intersections that allow full turning movements. Please place this item on the next available Planning Commission agenda.
