After further review the proposed plat area was previously platted as Lots 1 — 6, Block 9, West Heights Place Addition to the City of Little Rock. A staff level lot recombination is being sought to allow the development as proposed. No Commission action is required for the lot recombination. PLANNING COMMISSION ACTION: (J U N E 22, 2006) The applicant was not present. There were no registered objectors present. Staff presented the item stating their recommendation was for withdrawal of the item from consideration. Staff stated after further review of the proposed plat area the area was previously platted as Lots 1 — 6, Block 9, West Heights Place Addition to the City of June 22, 2006 SUBDIVISION 5-1525 Little Rock. Staff stated a staff level lot recombination was being sought to allow the development as proposed. Staff stated no Commission action was required for the lot recombination only for the withdrawal request. There was no further discussion of the item. A motion was made to approve the withdrawal request. The motion carried by a vote of 10 ayes, 0 noes and 1 absent. 2 ITEM NO.: 8. NAME: Wellington Woods Preliminary Plat S-1525 LOCATION: located on the Southwest corner of West 42nd Street and Weldon Street Plannina Staff Comments: 1. Provide notification of abutting property owners of the site, complete with the certified abstract list, notice form with affidavit executed and proof of mailing. The notice must be mailed no later than June 7, 2006. The Office of Planning and Development must receive the proof of notice no later than June 16, 2006. 2. Provide the name/address of the landowner along with the source of title. 3. Provide the average size of the lots and the minimum lot size. 4. Provide the source of water and the means of wastewater disposal in the general notes section of the proposed preliminary plat. 5. Provide a 75-foot corner lot (Lot 1) or request a variance to allow a reduced lot width. 6. Provide the zoning classification within and abutting the proposed plat area. 7. Provide the names of recorded subdivisions abutting the proposed plat area. Variance/Waivers: Public Works Conditions: 1. A 20 foot radial dedication of right-of-way is required at the intersection of Weldon and 42nd or petition to abandon 42nd Street. 2. With site development, provide design of street conforming to the Master Street Plan. Construct one-half street improvement to Weldon and 42nd Streets including 5-foot sidewalks with the planned development. A minimum of 20 feet of asphalt is required for those streets. If improvement of 42nd Street is not desired, petition to abandon. 3. A grading permit in accordance with Section 29-186 (c) and (d) will be required prior to any land clearing or grading activities at the site. Site grading, and drainage plans will need to be submitted and approved prior to the start of construction. Clearing and grading is only allowed for street and utilities. Clearing within lot is not permissible until lots are final platted. 4. Storm water detention ordinance applies to this property. Show the proposed location for storm water detention facilities on the plan. 5. Obtain permits prior to doing any street cuts or curb cuts. Obtain barricade permit prior to doing any work in the right-of-way. Contact Traffic Engineering at (501) 379-1817 (Derrick Bergfield) for more information. 6. Prepare a letter of pending development addressing streetlights as required by Section 31-403 of the Little Rock code. SBC: Approved as submitted. Central Arkansas Water: All Central Arkansas Water requirements in effect at the time of request for water service must be met. Water main extension and additional fire hydrant(s) will be required. Contact the Little Rock Fire Department to obtain information regarding the required placement of the hydrant(s) and contact Central Arkansas Water regarding procedures for installation of the water main and hydrant(s). A Capital Investment Charge based on the size of the meter connection(s) will apply to this project in addition to normal charges. This development will have minor impact on the existing water distribution system. Proposed water facilities will be sized to provide adequate pressure and fire protection. Fire Department: Install fire hydrants per code. Contact the Little Rock Fire Department at 918-3700 for additional information. County Planning: No comment. CATA: The site is not located on a dedicated CATA Bus Route, Planninq Division: No comment. Landscape: No comment.
