KNOW ALL MEN BY THESE PRESENTS:
THAT WHEREAS, Leonard Boen (herein referred to as
"Grantor") is the owner of- the -following described--property---
in Little Rock, Pulaski County, Arkansas:
PART OF THE NW 1/4 NW 1/4 OF SECTION 22, T-1-N, R-13-W, LITTLE ROCK, PULASKI
-COUNTY,- ARKANSAS MORE PARTICULARLY DESCRIBED AS:
COMMENCING AT THE NW CORNER OF THE NW 1/4 NW 1/4 OF SECTION 22; THENCE
S 86-12'22" E ALONG THE NORTH LINE OF SAID NW 1/4 NW 1/4 399.36' TO THE
POINT OF BEGINNING; THENCE CONTINUE S 86'12 22 E ALONG SAID NORTH LINE
365.64'; THENCE S 02'42'46" W 545.21' TO A POINT ON THE NORTH R/W LINE
OF COLONEL_GLENN. ROAD; THENCE N 84*04'16" W ALONG THE NORTH R/W LINE
OF COLONEL GLENN- ROAD-366:15 ; THENCE N 02'42'46" E 531.57' TO THE POINT
,OF BEGINNING, CONTAINING 4.52 ACRES, MORE OR LESS.
AND WHEREAS, the Grantor desires to plat the above
described property.
NOW, THEREFORE, the Grantor has caused the said prop-
erty to be surveyed by McGetrick Engineering, Inc., Engi-
neers and Surveyors, and a plat made thereof, identified by
the title "Boen Addition, being a replat of Tracts A, B and
C, Little Rock, Pulaski County, Arkansas. The plat bears
the seals and signatures of Robert C. Lowe, Jr., Registered
Professional Land Surveyor, and Patrick M. McGetrick, Regis-
tered Professional Engineer, the signature of the Grantor, a
Certificate of Approval by the Little Rock Planning Commis-
sion, and is filed for record in the office of the Circuit
Clerk and ex-officio Recorder of Pulaski County, Arkansas,
as Plat #
H
The Lands embraced in the said plat shall be forever
known as Lot . 2, Boen Addition, and all conveyances of
the said lots shall bear this description.
The filing of the plat for record in the office of the
Circuit Clerk and ex-officio Recorder of Pulaski County
shall constitute a complete and valid delivery of any ease-
ments and/or rights -of -way shown on the Plat.
The Lots shown on this plat shall be used only for pur-
poses allowed in an I-1 Industrial Zone according to the
Zoning Ordinance of the City of Little Rock, Arkansas and
all building codes of the City of Little Rock, Arkansas
shall be applicable.
