WHEREAS, Casper and Sherry Nehus are the sole owners of the following described property Lot
5, Leawood Place Addition to the City of Little Rock, Arkansas and desire to replat said lot:
NOW, THEREFORE, WITNESSETH:
That I/We, the said Casper and Sherry Nehus, hereinafter termed grantors, have caused said tract of
land to be surveyed by Michael H. Johnston, Registered Professional Land Surveyor, and a plat thereof
made which is identified by the title of Lot 5-R Leawood Place Addition to the City of Little Rock,
Arkansas and the date of April 18, 2001 and by the of the said surveyor and the said grantors, and bears a
Certificate of Approval executed by the Little Rock Planning Commission, and is on record in the Office
of the Circuit Clerk and ex-offico Recorder of Pulaski County, Arkansas, in Plat Book
Pa- and the grantors do hereby make this Bill of Assurance.
The grantors do hereby certify that they have replatted said real estate in accordance with said plat.
The lands embraced in said plat shall be forever known as designed on said plat: and every deed of
conveyance for said property shall use this designation.
The filing of the Bill of Assurance and plat for record in the office of the Circuit Clerk and ex-
offico Recorder of Pulaski County shall be a valid and complete delivery and dedication of the streets and
easements shown on the said plat.
The purpose of this instrument is to amend the current building setback lines to allow for the
encroachment of the residence as authorized by the Board of Adjustment at its meeting on41
2001. All other conditions of the original Bill of Assurarl. V-t

All building construction on said lot shall be constructed no nearer to the street than the building
lines shown on the plat, and the building shall be constructed in conformance with the Building Code and
Zoning Ordinance of the City of Little Rock, Arkansas.

Please review the following information and forward to the Board of Adjustments for review.
The house on this lot was well under construction when it was discovered that the porch was
3.29 feet over the building line. The owner has permission from the city to continue construction,
but a replat will have to be approved by the Board of Adjustments before it is completed.
Enclosed is a copy of an as -built survey, showing the relationship between the front porch and
left corner of the residence and the platted building line
Also enclosed are 3 copies of the proposed replat for Lot 5-R, Leawood Place Addition showing
the amended building line and a copy of a bill of assurance.
