Provide notification of abutting property owners of the site, complete with the certified abstract list, notice form with affidavit executed and proof of mailing. The notice must be mailed no later than March 15, 2006. The Office of Planning and Development must receive the proof of notice no later than March 24, 2006. 2. The request is to allow the placement of a 15-foot building line adjacent to Chevaux Court for Lots 47 — 50. Will these lots have access to Chevaux Court via driveways? If not indicated a no right of vehicular access easement along the front of the proposed lots. 3. Provide the proposed building line for the northern perimeter of indicated Lot 50. Adjacent to an arterial roadway a 35-foot building line from the right-of-way is typically required (Section 31-256(2)). 4. Will the side yard setbacks meet the typically ordinance requirements for R-2, Single-family zoned properties? If not request a variance to allow reduced side yard setbacks. Variance/Waivers: A variance from the Subdivision Ordinance (Section 31-256) to allow a reduced front building line. Public Works Conditions: 1. The front building line on the corner lot, Lot 50, should remain at 25 feet due to its location to the entrance of the subdivision and near Cantrell Road. 2. No residential waste collection service will be provided on private streets unless the property owners association provides a waiver of damage claims for operations on private property. Utilities and Fire Department/County Planning: Wastewater: Sewer available, not adversely affected. Entergy: Center -Point Energy: SBC: Central Arkansas Water: No objection. Item # 6 Fire Department: Place fire hydrants per code. Contact the Little Rock Fire Department at 918-3700 for additional information. County Planning: No comment. CATA: The site is located near CATA Bus Route #25 — the Highway 10 Express Route. Planning Division: No comment. Landscape: No comment. Revised plat/plan: Submit four (4) copies of a revised preliminary plat (to include the additional information as noted above) to staff on Wednesday, March 15, 2006. NEW STREET: 0 LF VARIANCES/WAIVERS REQUESTED: A variance from the Subdivision Ordinance (Section 31-256) to allow a reduced front building line. The applicant submitted a request dated March 15, 2006, requesting this item be withdrawn from consideration. Staff is supportive of this request. PLANNING COMMISSION ACTION: (MARCH 30, 2006) The applicant was present representing the request. There were no registered objectors present. Staff presented the item indicating the applicant had submitted a request dated March 15, 2006, requesting the item be withdrawn from consideration. Staff stated they were supportive of the withdrawal request. There was no further discussion of the item. The chair entertained a motion for placement of the item on the Consent Agenda for Withdrawal. The motion carried by a vote of 10 ayes, 0 noes and 1 absent.
