Whereas Life and Specialty Ventures, L.L.C., a Delaware limited liability company
("Grantor"), is the sole owner of the real property described on Exhibit A attached hereto and
desires to plat said property in accordance with applicable ordinances of the City of Little Rock,
Arkansas.
NOW, THEREFORE, WITNESSETH:
That Grantor has caused the said tract of land to be surveyed by Daniel W. Havner of Joe White
& Associates, Inc., Registered Land Surveyor No. 1542, and a plat thereof made which is
identified by the title Replat Arkansas Systems Office Park Lot 1R, I -AR and 2R, an
Addition to the City of Little Rock Pulaski County, Arkansas, being a replat of Lot 2,
Arkansas Systems Office Park and part of Section 36, T-2-N, R-14-W, and the date
2 2021 and by the signatures of the said surveyor and the said Grantors and
bedrs a dertificate of Final Approval executed by the Little Rock Planning Commission, and is
on record in the Office of the Circuit Clerk and ex-officio Recorder of Pulaski County, Arkansas,
as Instrument No. �e2.0P-Io and the Grantor does hereby make this Bill of
Assurance.
The Grantor does hereby certify that it has platted and replatted said real estate in accordance
with said plat. The lands embraced in said plat shall be forever known as designated on said plat;
and every deed of conveyance for said property shall use this designation.
The filing of this Bill of Assurance and plat for record in the office of the Circuit Clerk and ex-
officio Recorder of Pulaski County shall be a valid and complete delivery and dedication of the
public easements and public rights of way as shown on the said plat, and a valid and complete
delivery and dedication to the owners of such tract of the private access easements shown on said
plat. This Bill of Assurance shall be in full force and effect in perpetuity unless all of the record
owners of the land subject to this Bill of Assurance record a written amendment or termination of
this instrument.

All buildings constructed on said lots shall be constructed no nearer to the streets than the
building lines shown on the plat, and all buildings shall be constructed in conformance with the
Building Code and Zoning Ordinance of the City of Little Rock, Arkansas.
