Hope you had a great weekend. I'm working on a project with Colliers. They have a Citizens Branch bank in the works at Arkansas Systems. I've attached the zoning map of the area, the site plan and the replat. We'd like to call this a lot split and handle it at staff level since the northeast corner of the intersection is owned by the same entity. We are taking a single platted lot with some additional property that is held in metes & bounds and platting it into two lots. The use meets the zoning and the site plan easily meets the setback requirements and the required 200 ft. of street frontage. The only variance that we see is the lot size which is less than the required 2 acres at 1.44 acres.
