AND, the grantors do hereby certify that they have laid off, platted and subdivided and do hereby layoff, plat and subdivide real estate in accordance with said plat. The lands embraced in said plat shall be forever known as Lots lOR-1 and 10R-2, Chambers Addition to Little Rock, Arkansas. The grantors hereby dedicate to the public forever an easement of way on and over the streets as shown by said plat, to be used as public streets. • • • • • C ' 699562 `- ` There are strips of ground shown and dimensioned on said plat marked "Utility Easement" and "Drainage Easement" reserved for the use of public utilities, and for drainage purposes respectively, subject at all times to the proper authorities and to delivery and dedication of the streets and easements shown on the said plat. Hereafter, conveyance and description of any said lands by lot number as shown on said plat, shall be a proper and sufficient description thereof. The lots in said subdivision shall be sold by the grantors and shall be purchased by the buyers thereof, subject to the following covenants, to wit: 1. No lot shall be re -subdivided. 2. No building or fence is to be constructed on any lot nearer than the building line noted on said plat. The following front yard, rear yard, and side yard provisions shall be required for the following usage of the property. a. Residential Use. The following minimum setbacks, as established by the Zoning Ordinance of the City of Little Rock, Arkansas, apply to this property. The front yard setback shallbe 100 feet, rear yard setback shall be 20 feet, and the side yard setbacks shallbe 10 feet each. Accessory structures related to residential use shall be located at least 60 feet from the front property line, and may be placed no less than 3 feet from the side lot line. b. Commercial Use. No buildings, fences, incinerators, paved driveways, or any other permanent structure of improvement of any kind, whether herein specifically enumerated or not, shall be built or maintained within the area of any of the easements shown on the plat, and in the event any such obstruction is placed thereon in violation of this restriction and reservation, no utility 7 in said addition to prosecute any proceedings at law or in equity against the person or persons violating or attempting to violate any such covenant or restriction, and either to prevent him or them from so doing or to recover damages or dues for such violation. 9. Addressing Specialist Date: TRAFFIC ENGINEER REPORT I have reviewed the plat and find that: All streetlight installation, stripping, signage and other traffic improvements have been constructed and are in conformance with City requirements/standards. Work orders have been prepared for signage and street lights. Indicate the number of street signs ordered for this plat for billing to developer Certain improvements remain uncompleted and a punch list has been prepared and sent. Traffic Engineer Date: CIVIL ENGINEER REPORT I have reviewed the file for this matter and find that: The maintenance bond has been submitted and it is the proper type and amount. Financial assurance for the uncompleted improvements listed above has been received. All other requirements for final plat approval have been satisfied.
