THAT WHEREAS, St. Charles Healthcare LLC, hereinafter called
"Grantor" is the owner of the following described property in
Little Rock, Pulaski County, Arkansas:
Part of the NW 1/4, NW 1/4 of Section 16, T-1—N, R-13—W, Little Rock, Pulaski County,
Arkansas, more particularly described as:
Commencing at the NW corner, NW 1/4, NE 1/4 of Section 16, T-1—N, R-13—W; thence
N 87'29'05' W 594.27'; thence N 88'53'38' W 678.08% thence S 86'42'46" E
26.11' to the Point of Beginning; thence S 00'04'06" W 653.00'. thence N B9'55'54" W
283.70' to a point on the East R/W line of Bowman Road; thence along said Egst R/W line
of Bowman Road along a curve to the left having a radius of 32.5.0' and ❑ chord bearing
and distance of N 03'51'35" W 48.26'; thence continuing along said East R/W line

of Bowman Road along, a curve rigght having a radius of 975.0'' and a chord bearing and

Point of Beginning, containing 5.00 Acres, more or less.
AND WHEREAS, the Grantor is desirous of platting the above
described property.
NOW, THEREFORE, the Grantor has caused the said property to
be surveyed by McGetrick Engineering, Inc., Engineers and Survey-
ors, and a plat made thereof, identified by the title "Final
Plat, Lot 1, Perkins Subdivision,. Little Rock, Arkansas". The
plat bears the signatures and seals of Patrick M. McGetrick,
Registered Professional Engineer, Robert C. Lowe, Jr., Registered
Professional Land Surveyor, the signature of the Grantor, a Cer-
tificate of Approval executed by the Little Rock Planning Commis-
sion, and is filed for record as Plat # in the
office of the Circuit County Clerk of Pulaski County, Arkansas.
The filing of the plat in the office of the Circuit County
Clerk of Pulaski County, Arkansas shall constitute a complete and

valid delivery of all easements and/or rights -of -way shown on the
plat.
The lands embraced in the said plat shall be forever known
as "Lot 1, Perkins Subdivision, Little Rock, Arkansas" and every
deed of conveyance shall use the platted designation.
No building shall be constructed nearer to property lines
than the building lines shown on said plat and any and all build-
ings constructed shall be in compliance with the Zoning Ordi-
nances and Building Codes of the City of Little Rock, -Arkansas.
Reviewed only for inclusion of minimum standards required by
the City of Little Rock Subdivision Regulations. Bill of Assur-
ance provisions established by the developer may exceed minimum
regulations of the Little Rock subdivision and zoning ordinances.
IN WITNESS WHEREOF, we have affixed our hands and corporate

"Grantor") is the owner of the following described property
in Little Rock, Pulaski County, Arkansas:

R-13-W, Little Rock, Pulaski County, Arkansas,
being more particularly described as:
Beginning at the NE corner, NW1/4, NW1/4 of Sec-
tion 16, T-1-N, R-13-W; thence S 01'38'45"E along
the East line of the NW1/4, NW1/4 of said Section
16 a distance of 652.001; thence S8802111511W
289.941 to a point on the Easterly R/W line of
Bowman Road; thence N 0800310211W along said East-
erly R/W. line of Bowman Road a distance of
681.551 to a point on the North line of the NW1/4,

Rock, Arkansas". The plat bears the seals and signatures of
William R. Gipson, Registered Professional Land Surveyor,
and Patrick M. McGetrick, Registered Professional Engineer,
the signature of the Grantor, a Certificate of Approval by
the Little Rock Planning Commission, and is filed for record

in the office of the Circuit Clerk and ex-officio Recorder
of Pulaski County, Arkansas, as Plat #

known as Lot 1, Perkins Subdivision, Little Rock, Arkansas,
and all conveyances of the said lot shall bear this descrip-
tion.
The filing of the plat for record in the office of the
Circuit Clerk and ex-officio Recorder of Pulaski County
shall constitute a complete and valid delivery of any ease-
ments and/or rights -of -way shown on the Plat.
The Lots shown on this plat shall be used only for pur-
poses set forth in the approved PUD plan for this property.
All building codes and zoning ordinances of the City of Lit-
tle Rock, Arkansas shall be applicable.
