To whom it may concern,
This application letter is regarding a submittal made by Nick Tucker, PS #1755, to the City of Little
Rock Department of Planning and Development regarding a rezone and replat of a property at the
following addresses:
1805 Aldersgate Road
Little, Rock, AR
The lot is currently zoned POD for north 2 lots, and zoned R-2 for south 3 lots. Lots to the East are
zoned R-2. Lot to west is zoned POD. Lots to the south are zoned R-4.
We are requesting and rezone to R-4 to allow for the owner to build sets of duplexes on the lot.
We are also requesting to have the 3 duplex lots split to A/B lots for the Client to have the ability to sell
the duplexes one unit at a time.
The lot currently has public access to Aldersgate on the west and an alleyway on the east. The client is
requesting to improve the alley way to use for primary access. The duplexes will be front facing
Aldersgate but will have rear load garages coming from the alley.
Tucker Land Surveying is requesting that the rezone and replat application be reviewed by the board at
the next planning meeting in September.
