Arkansas 72201-1334 (501) 371-4790 MEMORANDUM April 11, 1994 TO: Richard Wood, Zoning and Subdivision Manager FROM: .4&Bob Brown, Plans Review Specialist SUBJECT: Buffer/Landscape Review of the Tentative Subdivision Agenda for May 3, 1994 C. Enderlin Mini -Storage (Z-5550-A) The areas set aside for buffers and landscaping comply with ordinance requirements. A six (6) foot high opaque screen is required to screen this proposed development from the residential zoned properties to the east and west. This screen can either be a six (6) foot high wood fence with it's face side facing outward or dense evergreen plantings. D. Perkins Planned Commercial Development (Z-5806) A six (6) foot high opaque screen will be required to screen this site from the residential properties to the north, south, and east. This screen can be a wood good neighbor fence or dense evergreen plantings. E. Zu Zu's (Z-5524-B) The proposed fix (6) foot high opaque -wood fence needs moved eastward four (4) feet to provide green space between the vehicular use area and screening fence. This fence must be the good neighbor type. The dumpster must be enclosed on three (3) sides with an eight (8) foot high opaque wall or fence. The plan submitted is short of the 6% interior landscaping required by 270 sq. ft. F. Byrd Daycare Center (Z-5797) N/A 3. This screen may either be a wood fence with the structural supports facing inward or dense evergreen plantings. The dumpster will need to be screened with an eight(8) foot high opaque wall or fence on three (3) sides. 7. South Hill Terrace Addition (Z-5817) The 15 foot buffer along the west perimeter is short of the 25 foot required by the Highway 10 Overlay District. A sprinkler system to water plants is required. A six (6) foot high opaque screen, either a good neighbor wood fence or dense evergreen plantings, are required along the norther, eastern and western perimeters. 8. Walgreens Baseline and Geyer Springs (Z-5318 A) The six (6) foot wide buffers proposed along Baseline Road and the eastern perimeter are short of the 17 feet and 14 feet respectively required by ordinance. A three (3) foot wide building landscape strip between the public parking areas and the building is required exclusive of entrances and exits. 9a_ Walgreens Twelfth and Fair Park (Z-2970-C) The landscape strip along Twelfth Street must maintain a minimum width of four (4) feet. 11. CareNetwork (Z-1020) A three (3) foot wide building landscape strip is required exclusive of entrances and exits between the public parking area and building. 13.
