KNOW ALL MEN BY THESE PRESENTS:
THAT WHEREAS, Thomas B. Schueck , herein
called "Grantor" is the sole owner of the following
described lands:
Lot 4-B1-RI, Hillside Village, being a replat of
Lot 4-B1-R, Hillside Village, Little Rock, Pulaski
County, Arkansas, recorded as Plat #A-112 in the
records of the Circuit Clerk and ex -off icio
Recorder of Pulaski, Arkansas.
AND WHEREAS, the Grantor is desirous of replatting the
above described property into lots.
NOW, THEREFORE, the Grantor has caused a survey to be
made of the property by McGetrick Engineering Company, Engi-
neers and Surveyors, and a plat made thereof, identified by
the title "Lots 1-5, Filmore Addition, Being A Replat of Lot
4-B1-R1, Hillside Village Addition, Little Rock, Pulaski
County, Arkansas" and the date January 25 , 1994.
The plat bears the signature of the Grantor, the signature
and seal of the Surveyor, a Certificate of Approval executed
by the Little Rock Planning Commission, and is of record as
Plat # in the records of the Circuit Clerk and
ex-officio Recorder.
The lands embraced by the Plat shall be forever desig-
nated as shown on the Plat and description of the property
by Lot designation as shown on said Plat and shall be

considered a complete and valid description of the property.
The filing of the Plat for Record shall constitute complete
delivery of the easements and/or rights -of -way as shown on
the Plat.
Owners of lots in this Addition shall take their titles
subject to the following covenants and/or restrictions.
1. No lot in this Addition shall be used for any
other purpose than single-family residential.
2. No building shall be constructed nearer to the
front property line than the building line shown on the
plat. Rear setback shall be 25.0' and side yard setback
shall be 4.0' minimum. Eaves, open porches and patios shall
not be considered part of the building.
3. All building constructed on lots in this Addition
shall be constructed in accordance with the Building Codes
and Zoning Ordinances of the City of Little Rock, Arkansas.
4. There is a strip of land on the Plat marked 23'
Access and Utility Easement". This easement is for access
to and from lots in this Addition and for use as a "Public
Access Easement" for all public services such as Postal,
Sanitation, Police and Fire Department, etc. The owners of
lots in this Addition shall be by deed restriction, respon-
sible for maintenance of the driveway(s) constructed within
the easement, together with the rights of public utilities
and/or drainage facilities.

5. This Bill of Assurance may be revised or amended
provided a document executed by 51% of the owners of the
said lots and approved by- the Little Rock Planning Commis-
sion is filed for record in the Office of the Circuit Clerk
and ex-officio Recorder of Pulaski County, Arkansas.

ACKNOWLEDGMENT
BE IT REMEMBERED, that on this day, came before me, a
Notary Public, duly commissioned and acting for the State
and County aforesaid

to me well known, and stated that as the Grantor in the
foregoing Bill of Assurance, had executed the same for the
purposes set forth therein.
