being more particularly described as follows:
Beginning at the Southeast corner of Lot 37RR Phase II-E Pinnacle Valley Subdivision, Little Rock,
Arkansas Thence N66'07'10"E 30.68'; Thence N35'58'07"W 220.07'; Thence S69'11'27"W
99.24'To the Northwest Corner of said Lot 37RR Thence N74'32'46"E along the North Line of
said Lot 37RR 70.24' Thence S35'58'07"E along the East Line of said Lot 37RR 215.00' to. the
Point of Beginning containing 0.157 Acres more or less.
AND WHEREAS, it is deemed advisable to replat the above -described property.
NOW, THEREFORE, the Grantors have caused the land to be surveyed by McGetrick &
McGetrick, Engineering and Surveyors, and a plat made thereof, identified by the title "Lot 37RRR Phase
II E, being a replat of Lot 37RR, Phase 11 E, Pinnacle Valley Subdivision, Little Rock, Arkansas". The plat
bears the signatures and seals of Patrick M. McGetrick, Registered Professional Engineer, Kirt Sledge,
Registered Professional Land Surveyor, the signature of the Grantor, bears a Certificate of Approval
executed by the Little Rock Planning Commission and is filed for record as Plat # in the
records of the circuit County Clerk of Pulaski County, Arkansas. �� U 2 G
The filing of the plat for record shall constitute a complete and valid delivery of any and all
easements and/or rights -of -way shown on the Plat.

The lands embraced in the plat shall be forever known as Lot 37 RRR, being a replat of Lot 37RR,
Pinnacle Valley Subdivision, Little Rock, Arkansas, and every deed of conveyance shall bear the lot
designations as indicated on the plat.
The lots in the subdivision shall be used only for single-family residential purposes. All Building
Codes and Zoning Ordinances of the City of Little Rock shall be applicable

All streetlight installation, striping, signage and other traffic improvements have been constructed and are in
conformance with City requirements/standards.
street signs should be ordered and billed to developer. Work orders have been prepared for signage.
Certain improvements remain uncompleted and a punch list has been prepared and sent.
Approved engineering drawings for streetlight system have been received and approved. Applicant is
responsible to furnish as -built drawings once streetlights have been installed.

I have reviewed the file for this matter and find that:
The maintenance bond has been submitted and it is the proper type and amount.
Financial assurance for the uncompleted improvements listed above has been received.
