I plan to sell th.e south. portion, 3.57 acres, plated Lot ##1; the remainder of th.ibf1and is for future developement. Th.e attached filing fee in the amount of $330.00 is for subdivision fees and Planned Unit Developement fees in accordance with fee schedule. The attached building plans shows compliance with all known set backs and ordinances including street improvements on South. Sh.ackleford. Buildings as shown, are one story concrete walls, steel doors and steel clad roofs with. asphalt paving and landscaping as noted. This is to be a phased construction project with th.e first 3 buildings built within 8 months after permit and th.e oth.ers started .later next year. The Subdivision Regulations require that, during the first year following the initial approval of a preliminary plat, work be actively progressing on the development in preparation for the submission of a final plat. The Commission's approval is valid for that one-year time period, and is extended only if work is progressing. Any requests for an extension of time are supposed to be made prior to the expiration of the first year. The Buie Subdivision was approved in July of 1993, so the request for the time extension should have been made prior to that time. In my explanation to the Commission, I said that, where the Mini -Storage PCD is to be developed, you had been working to clear the area of the salvage vehicles. This is probably not what the regulation had in mind when it said that work on the site is to be "actively progressing", but the Commissioners did not challenge that explanation. I don't know that we would be that fortunate again. during this next year, you need to either be prepared to present a final plat on the PCD area, or we will probably need to begin with a new preliminary plat review. The Planning Commission meetings begin at 12:30 in the afternoon, and are held in the Board of Directors assembly room, 2nd. floor, City Hall, 500 W.
