Uses: Office and retail Planning District: 23 Census Tract: 15 STAFF RECOMMENDATION The Staff recommends approval subject to: 1. Development of the 100 year flood plain to conform to prior requirements by the Corps of Engineers, to City codes, and to be subject to approval by the Engineering Division, Community Services Department. 2. Cottondale Lane to be constructed to the same standard as existing. 3. Riverbank property line to be verified as not conflicting with the rights of the State of Arkansas. SUBDIVISION COMMITTEE RECOMMENDATION The Subdivision Committee recommends approval, as recommended by the Staff. PLANNING COMMISSION ACTION Tom Hodges was present to represent the application. He requested, in view of the down zoning of this property, that industrial street standards not be required but that Cottondale Lane just be extended at the same width. The Commission voted unanimously to approve the plat as recommended by the Subdivision Committee with the above provision for Cottondale Lane.
