WHEREAS, MARTIAL ARTS SERVICES, INC., an Arkansas corporation
("Grantor"), is the owner of the following described land lying in the City of Little Rock, Pulaski
County, Arkansas:
Grantor has caused the land described on Exhibit I to be surveyed and a plat (the "Ptat")
thereof made, which is identified by the title of "Re -Plat: Tract K-1-R, Riverdale Addition being
a. Replat of Tracts K-I & K-2, Riverdale Addition to the City of Little Rock, PalasId County,
Arkansas". This Bill of Assurance and the Plat have been signed by said Grantor, and the Plat is
recorded in the office of the Circuit Clerk and Ex-Qfficio Recorder of Pulaski County, Arkansas,
in Plat Boob Page . Grantor does hereby make this Bill of Assurance to govern
and control the land described in the Plat. The Plat replaces any previous plat of the property

HEREAFTER, conveyances and descriptions of the property as shown on the Plat shall
be a proper and sufficient description thereof.
Tract K-1-R. Riverdale Addition being a Replat of Tracts K-1 & K-2, Riverdale Addition
to the City of Little Rock, Pulaski County, Arkansas, shall be conveyed by Grantor and shall be
acquired by the grantees thereof subject to the covenants contained herein and the Plat.
RIGHTS OF WAY: With the filing of this Bill of Assurance and the Plat in the office
of the Circuit Cieri, of Pulaski County, Arkansas, the rights -of -way
shown on the Plat (if any) are hereby dedicated to the City of Little
Rock. The utility easements shown thereon on dedicated to the
appropriate public utilities.
TERMIAM ENDMENT: This Bill of Assurance shall be in full force and effect in perpetuity
subject to the following aniendmant and termination rights of the
owners of the Property. This Bill of Assurance may be arnelzded
or terminated at any tirne from the date hereof by the unanimous
written agreement of the owners of 'Fact K-1-R. Grantor is
mindful of the decision in Rcwch Coleman Homes, LLC v. Bred,
2009 Ark. App. 225 (the "Decision") and does not wish for the
Decision to limit the ability of the parties to arnend this Bill of
Assurance at any time and from time -to -time. Grantor intends that
this Bill of Assurance may be amended at any time from the date
hereof throughout the term of this Bill of Assurance and expressly
intend and agree that this Bill of Assurance may be amended prior
to any expiration or termination date set forth herein.
RESTRICTIONS: Granter and all future grantees of the property described in this
Bill of Assurance and the Flat specifically agree all ordinances of
the City of Little Rock shall be strictly adhered to and followed
and, should the ]Plat or this Bill of Assurance be contrary, in any
way, to the ordinances adopted by the City of Little Rock, from
time to time, such ordinances shall have precedence,
All buildings constructed on said lots shall be constructed, no
nearer the street than the building line shown on the Plat, and all
buildings shall be constructed in conformance with the Buildiatg
Code and Zoning Ordinance of the City of Little Rock, Arkansas.

I have contacted Allison Naji for the approval of the attached plat but she has been out of the office.
After a series of phone calls since my original email I just found out that she is no longer a designer. Can
you review the attached plat and tell me if AT&T approves of the plat? We are under a very tight
deadline to get this approval and get the plat signed and recorded so that our client can obtain permits.
So anything you can do to provide me with the approval and/or comments today is greatly appreciated.

Ladies and Gentlemen:
We are currently going through the process of platting a property located at the intersections of Brookswood Road,
Riverdale Road, and Riverfront Drive. I have attached a pdf of the preliminary plat for your reference and review. This
site consists of Tracts (K-1 and K-2) of the Riverdale Addition to be replatted as Tract K-1-13, Riverdale Addition. As part of
the process, we are required to get approval from all of the utility companies stating your approval of the plat. A formal
letter is not required. Please review and reply to this email with any comments/questions you may have or stating your
approval. Also, please state the sizes of any easements you will require. Your assistance is greatly appreciated.
