LOCATION: located on the Southwest corner of Riverdale Road and Riverfront Drive
Plannina Staff Comments:
1. Provide notification of the abutting property owners including the certified abstract
list, notice form with affidavit executed and proof of mailing. The notice must be
mailed no later than April 30, 2014. The Office of Planning and Development must
receive the proof of notice no later than May 9, 2014.
2. Provide the name/address of land owner with source of title.
3. Name/address of the subdivider.
4. Applicable or existing covenants and the proposed covenants on the land.
5. Proposed source of water.
6. Proposed means of wastewater disposal.
7. Vicinity map, to scale.
8. The date of survey.
9. Lot lines shown and dimensioned, streets, sidewalks, and easements shown.
Names of streets and street widths must be shown.
10. Front yard building setback line shown on the plat.
11. Contours shown at the required intervals.
12. Natural features, drainage channels, bodies of water, wooded areas.
13. Cultural features, streets, bridges, culverts, utility/power lines, pipelines, easements,
parks, structures, city and county limes, section lines.
14. Limits of the floodplain and/or floodway.
15. Storm drainage analysis.
16. Preliminary storm drainage plan.
17. Names of recorded subdivisions abutting the plat area. Book and Page, Instrument
Number required.
18. Names of owner of all abutting lands.
19.Zoning classification within the plat area and of abutting areas shown.
20. Location of PAGIS monuments.
21. Certifications as outlined in Section 31-118 — Final Plat Certifications.
Variance/Waivers: None requested.
Public Works Conditions:
1. Sidewalks with appropriate handicap lamps are required to be installed adjacent to
the boundary streets in accordance with Section 31-175 of the Little Rock Code and
Item # 1.
the Master Street Plan.
2. Show proposed driveway locations. Existing driveways or curb cuts not planned to
be used with future development must be removed and curb and gutter reinstalled.
3. Stormwater detention ordinance applies to this property.
Utilities and Fire Department/County Planning:
Wastewater: Sewer available to this project if the lots are combined. Contact Little
Rock Wastewater Utility for additional information.
Entergy: No comment received.

Central Arkansas Water:
1. All Central Arkansas Water requirements in effect at the time of request for water
service must be met.
2. Contact Central Arkansas Water regarding the size and location of the water meter.
3. If there are facilities that need to be adjusted and/or relocated, contact Central
Arkansas Water. That work would be done at the expense of the developer.
4. Contact Central Arkansas Water if additional fire protection or metered water service
is required.
5. The Little Rock Fire Department needs to evaluate this site to determine whether
additional public and/or private fire hydrant(s) will be required. If additional fire
hydrant(s) are required, they will be installed at the Developer's expense.
6. Due to the nature of this facility, installation of an approved reduced pressure zone
backflow preventer assembly (RPZA) is required on the domestic water service.
This assembly must be installed prior to the first point of use. Central Arkansas
Water requires that upon installation of the RPZA, successful tests of the assembly
must be completed by a Certified Assembly Tester licensed by the State of Arkansas
and approved by Central Arkansas Water. The test results must be sent to Central
Arkansas Water's Cross Connection Section within ten days of installation and
annually thereafter. Contact the Cross Connection Section at 377-1226 if you would
like to discuss backflow prevention requirements for this project.
7. The facilities on -site will be private. When meters are planned off private lines.
Private facilities shall be installed to Central Arkansas Water's material and
construction specifications and installation will be inspected by an engineer, licensed
to practice in the State of Arkansas. Execution of Customer Owned Line agreement
is required.

presented the item stating the applicant had submitted a request on May 5, 2014,
requesting deferral of the item to the August 7, 2014, public hearing. Staff stated they
were supportive of the deferral request.

STAFF UPDATE:
There has been no contact with the applicant since the previous deferral. Staff
recommends withdrawal of this item, without prejudice, to allow the applicant additional
time to determine the site layout and the driveway needs to serve the proposed office
development.
