WHEREAS, Alltel Communications, LLC, formerly known as
Alltel Communications, Inc. ("Grantor") is the sole owner of the
following described lands lying in the County of Pulaski, State
of Arkansas, to wit:
A part of the SW1/4 of Section 33, T-2-N, R-12-W, City of Little
Rock, Pulaski County, Arkansas. Commencing at the SE Corner of
the NW1/4 SW1/4 of said Section 33, thence N 61040121" E, 464.00
feet for the POINT OF BEGINNING; thence N 88025151" W, 404.64
feet to the Easterly Right of Way of Riverfront Drive; thence
along the said Easterly Right of Way on a curve to the right
having a radius of 1085.14 feet, an arc length of 173.32 feet
and a chord bearing and distance of N 24001141" W, 173.14 feet;
thence continue along said Easterly Right of Way N 19037121" W,
364.07 feet; thence continue along said Easterly Right of Way N
19046154" W, 88.78 feet; thence N 79004108" E, 592.05 feet to
the Westerly Right of Way of Cottondale Lane; thence along said
Westerly Right of Way on a curve to the left having a radius of
60.00 feet, an arc length of 60.73 feet and a chord bearing and
distance of S 58024128"E, 58.17 feet; thence continue along said
Westerly Right of Way on a curve to the right having a radius of
25.00 feet, an arc length of 20.33 feet and a chord bearing and
distance of S 64006142" E, 19.77 feet; thence continue along the
Westerly Right of Way S 40049103" E, 62.52 feet; thence continue
along the said Westerly Right of Way S 40049103" E, 460.75 feet;
thence S 01021127/1 W, 281.08 feet; thence N 88041124/1 W, 356.81
feet to the POINT OF BEGINNING, containing 11.939 Acres (520, 066
sq.ft.) more or less (the "Property");
AND, WHEREAS, it is desirable that all of the Property be
subdivided as shown on the attached plat, and that the Property
be held, owned and conveyed as platted;
NOW, THEREFORE, Grantor, for and in consideration of the
benefits to accrue to it, which benefits it acknowledges to be
of value, has caused to be made the plat attached hereto showing
survey made January 18, 2008, signed by Todd A. Shettles, a
Registered Land Surveyor with Development Consultants, Inc. and
bearing a Certificate of Approval executed by the Little Rock
Planning Commission and showing the bounds and dimensions of the
Property being platted (the "Plat"), and the Grantor does hereby
make this Bill of Assurance.
AND, the Grantor hereby certifies that it has laid off,
platted and subdivided and does hereby lay off, plat and
subdivide the Property in accordance with the Plat. The lands
embraced in the Plat shall be forever known as Tract G-1 and G-
2, Riverdale Addition to the City of Little Rock, Pulaski
County, Arkansas, and any and every deed of conveyance
describing the Property by the letters and numbers shown on the
Plat shall always be deemed a sufficient description thereof.

radius of 25.00 feet, an arc length of 45.63 feet and a chord
bearing and distance of S 30018144/1 W, 39.56 feet to the POINT
OF BEGINNING, containing 1.302 Acres (56,704 sq.ft.) more or
less.
There are strips of ground shown and dimensioned on the
Plat marked 40' Utility Easement and Setback Line and 20'
Utility Easement which Grantor hereby donates and dedicates to
and for the use of public utilities, the same being, without
limiting the generality of the foregoing, electric power, gas,
telephone, water and sewer, with the right hereby granted to the
persons, firms or corporations, engaged in the supplying of such
utility services, to use and occupy such easements and to have
free ingress and egress therefrom for the installation,
maintenance, repair and replacement of such utility services.
The filing of this Plat and Bill of Assurance for record in the
office of the Circuit Clerk and Ex-Officio Recorder of Pulaski
County, Arkansas, will be valid and complete dedication of the
aforesaid easements.
The Property herein platted and any interest therein shall
be held, owned and conveyed subject to and in conformity with

the following documents which are recorded in the office of the
Circuit Clerk and Ex-officio Recorder of Pulaski County,
Arkansas:
(1) Levee Easement in favor of the Riverdale Levee
Improvement District No. 134 of Little Rock, Arkansas ("Levee
Improvement District"), which appears of record in Book 1314, at
Page 197, of the records of Pulaski County, Arkansas.
(2) Plat recorded in plat book 34, page 99, Plat No. A-
317; Plat No. A-646; Plat No. B-852; and on survey E-151 of
record as Instrument No. 94-70451, which show building lines and
easements;
(3) Right of Way Easement in favor of the City of Little
Rock, Arkansas, -for the use and benefit of the Little Rock
Municipal Water Works, of record as Instrument No. 81-44694;
(4) Ordinance No. 12,964, of record as Instrument No. 78-
41435, assessing the benefits within the Levee Improvement
District;
(5) Ordinance No. 13,313, of record as Instrument No. 78-
41436, amending Ordinance No. 41435;
(6). Ordinance No. 17,851, of record as Instrument No. 98-
85309, vacating and closing a portion of Cottondale Lane in
Riverdale Addition.to the City of Little Rock, Arkansas; and

(7) Declaration of Covenants and Restrictions recorded in
Book 1306, at Page 389.
In the development or use of all or any portion of the
Property, the owners thereof shall develop same in compliance
with the zoning rules and regulations of the City of Little Rock
as they apply to the Property.
