White, Registered Land Surveyor, and bearing a Certificate of Approval executed by the Little Rock Planning Commission and showing the bounds and dimensions of the property now being platted. There are shown on said Plat certain drainage and utility easements which Grantor hereby donates and dedicates for drainage purposes to and for the use of public utilities, the same being, without limiting the generality of the foregoing, electric power, gas, telephone, water and sewer, with the right hereby granted to the person, firms or -corporations engaged in supplying such utility services, to use and occupy such easements and to have free ingress to and egress therefrom for the installation, maintenance, repair and replacement of such utility services. The filing of this Plat and Bill of Assurance for record in the office of the Circuit Clerk and Ex-Officio Recorder of Pulaski County, Arkansas, will be a valid and complete dedication of the aforesaid easements. The land embraced in said Plat shall be forever known as "Tract RH-S, Riverdale Addition to the City of Little Rock, Arkansas," and any and every deed of conveyance 619507-v1 2 describing the property by these letters and numbers shown on said Plat shall always be deemed a sufficient description thereof. Iron pins have been set on all corners of the property being platted. In the event of minor discrepancies between the dimensions or distances as shown on the attached Plat and the actual dimensions or distances as disclosed by the established pins, the pins as set shall control. Said property herein platted and any interest therein, shall be held, owned, and conveyed subject to and in conformity with the covenants and restrictions contained in that certain "Declaration of Covenants and Restrictions," filed for record by Pleasant Valley, Inc., on the 16th day of August, 1974, in the office of the Circuit Clerk and Ex-Officio Recorder of Pulaski County, Arkansas, and appearing of record in Book 1306, at Page 389, in said office; as amended by an Amendment of Declaration of Covenants and Restrictions appearing of record in Book 1381, at Page 109, in said office; as further amended by a Second Amendment of Declaration of Covenants and Restrictions appearing of record on October 6, 1977 as Instrument No. 77-00808 in said office; and as further amended by a Third Amendment to Declaration of Covenants and Restrictions recorded August 8, 2002 as Instrument No. 2002- 167217.
