Know all men by these presents that:
WHEREAS, Pleasant Ridge Development company, an Arkansas
general partnership is the owner of the following described
property:
A part of the S1/2 of the N1/2 of Section 21, T-2-N, R-13-W,
Pulaski County, Arkansas, more particularly described as:
Beginning at the point of intersection of the south line of
said S1/2, N1/2, and the west right-of-way line of Fairview
Road; thence S8704815711W along the south lane of said
S1/2, N1/2, 454.16ft.; thence N02010,15011E, 186.82ft.; thence
N1703513111E, 116.32ft. to a point on the south right-of-way
line of Pleasant Ridge Road; thence S71011101"E along said
right-of-way line 38.46 ft.; thence southeasterly along said
south right-of-way line, being the arc of a 5759.88ft. radius
curve to the left, having a chord bearing and distance of
S71°4811411E, 122.57ft.; thence S7202411711E and continuing
along said south right-of-way line, 271.79ft.; thence
southeasterly and continuing along said south right-of-way
line, being the arc of a 25ft. radius curve to the right,
having a chord bearing and distance of S29°01100"E, 34.35ft.
to a point on the west right-of-way line of Fairview Road;
thence southerly along said west right--of-way line, being the
arc of a 502.47ft. radius curve to the left, having a chord
bearing and distance of SO8013'04"W, 107.46ft.; thence
S0200415511W and continuing along said west right-of-way line,
45. 66ft. to the point of beginning, containing 109,162 sq. ft.
or 2.506 acres more or less.
shown on the plat, hereinafter mentioned, as Lots 3 and 3B,
Pleasant Ridge Subdivision to the City of Little Rock, Arkansas;
and,
WHEREAS, it is deemed desirable that the property shown on the
plat be subdivided and platted as shown on the plat filed herewith.
NOW, THEREFORE, Pleasant Ridge Development Company for and in
consideration of the benefits to accrue to it, its successors and
assigns, which benefits it acknowledges to be of value, has caused
to be made a plat, showing a survey made by Joe D. White,
Registered Land Surveyor, dated and bearing a
Certificate of Approval executed by the Department of Comprehensive
Planning of the City of Little Rock, and showing the boundaries and
dimensions of the property now being platted (the "Plat").
There are shown on said plat certain easements for access,
drainage and/or utilities which Pleasant Ridge hereby donates and
dedicates to the public for the use of the public and public
utilities, the same being, without limiting the generality of the
foregoing, electric power, gas, telephone, water, sewer and cable
television with the right hereby granted to the persons, firms or
corporations engaged in the supplying of such utilities to use and
occupy such easements, and to have free ingress and egress
therefrom for the installation, maintenance, repair and replacement
of such utility services.
The filing of this Bill of Assurance and Plat for record in
the office of the Circuit Clerk and Ex Officio Recorded of Pulaski
County, Arkansas shall be a valid and complete delivery and
dedication of the easements.
The lands embraced in this Plat shall be forever known as Lots
3A and 3B, Pleasant Ridge Subdivision to the City of Little Rock,
and any and every deed of conveyance describing the same by the
references shown on said Plat shall always be deemed as sufficient
description thereof.

Company, a partnership, and who had been designated by said
partnership to execute the above instrument, to be personally well
known, who stated he was duly authorized in his capacity to execute
the foregoing instrument for and in the name and behalf of said
partnership and further stated and acknowledged that he had so
signed, executed, and delivered said foregoing instrument for the
consideration, uses and purposes therein mentioned and set forth.
