Covered Patio - Scope of Work

General Description
Covered porch addition with new 32' x 15' concrete slab. Demo existing deck, railing and stairs
plus roof and gutters where needed to allow tie in of new roof. Pour concrete slab with landing
and 1 set of steps to exit out of existing back door.
Run power for new fan with switch or remote control (fan will be provided by owner), 1 new
exterior light & add 3-4 outlets around perimeter (location TBD).
Install new soffit & fascia where needed to match existing. Install new gutters & downspouts
around entire perimeter of house. Install vinyl siding on interior gable opening (match existing).
Install shingles to match existing (best match).
Demo / Prep
• Deck
o Remove exiting 32' x 12' wooden deck structure including railing & steps
• Gutter, soffit & fascia
o Remove gutter, soffit & fascia around existing deck perimeter
o Remove additional gutter on back and sides of house where new larger gutter will
be installed.
• Groundwork
o Excavate berm in front of current deck and use dirt to fill area where new slab will
be poured, creating proper slope from house to back yard to allow for proper
drainage.
o Remove large stone pavers leading out from existing deck steps into yard
Concrete Slab
• Pour new 32' x 15' concrete slab with color added, brushed finish
• Pour landing 3' x 4' with 1 set of steps
Covered Patio
■ Build new structure to plan, to include:
o Framing
o Double roof decking so roofing nails will not show through to exposed ceiling
o Exposed rafters with 1x6x16 V-joint white pine under decking
o Electrical (1 fan and 3-4 outlets)
o Shingles (best match)
o Gutters & downspouts

Footprint / Dimensions of New Structure
■ Dimension of new structure will be 19' 5" x 13' (252 ft2 covered)
o Covered potion of patio will go from south exterior wall to chimney
o New vertical support posts will line up with east edge of south brick exterior to
allow for overhang (soffit) of new structure to line up with existing overhang
Framing
• Labor to demo existing roof, soffit & fascia as needed to allow new structure to tie into
roofline
• Labor & materials to frame new structure per approved drawing
o NOTE: Will use cedar or treated ►umber on areas that will be exposed to
outside elements, all other lumber will be yellow pine
• Install insulation as needed to new exterior wall/gable opening
• Install siding (match existing vinyl) & trim to new interior gable opening
Roofing / Gutters
• Labor & materials to install flashing as needed and shingles (best match to existing)
• Labor & materials to install new gutters & downspouts
o Will install new larger gutters & downspouts to allow for better capture & runoff of
water around entire perimeter of house
Electrical
• Labor & materials to install new fan (provided by owner) with switch unless owner
prefers remote only
• Labor & materials to install new exterior light (provided by owner) in same location & 3-4
outlets around perimeter
o Final location of outlets TBD
Trim / Finishing
• Labor & materials to install:
o Soffit & fascia (match existing vinyl material) with vents as needed
