Re: 2906 N Pierce Street repairs and renovations
To the Little Rock Planning and Permit Office:
I am planning some renovations to my property at 2906 N. Pierce Street. This narrative is part
of my application for a variance from the City of Little Rock Planning and Permit Office.

The survey I have enclosed shows all of these plans on it. The front elevation drawing also
shows the planned improvements. I have also included a map showing houses in my
neighborhood that have done similar work to what I propose. Finally I have marked all
neighbors who live within 200 feet of my property who I will need to give notice to about the
variance hearing. I appreciate the opportunity to use this format to explain my project goals
and look forward to working with you to get the necessary permits required to move forward.
These renovations include:
• Straightening my driveway. There was a very large and beautiful pin oak tree in my front yard
that had to be removed last year due to tree damage that occurred during the storms and
high winds. Now that it is gone, it is possible to straighten the driveway so it is easier to
navigate and allows better access to the house. It will mirror the driveway directly to the
south of my property at 2904 N Pierce Street and will be the same width it is now. The
driveway will be old brick (like the house) and concrete. My neighbor who adjoins me does
not object to this. I will landscape the adjoining border with small flowering bushes.
• Remove the metal and canvas awning over the carport area on the south side of my lot.
Replace it with a wooden pergola painted to match the trim of the house. I will also add a
metal gate attached near to the front southeast side of the house for security purposes. The
design for the gate will mirror that of the new front yard fence and gate. I will add shrubs and
evergreen trees along the south side of the property. My neighbor who adjoins me does not
object to this.
• Straighten the front sidewalk to the house to connect the front porch to the street. Once the
driveway is moved, the sidewalk needs to be changed to connect to the street. The
sidewalk will be old brick and concrete.
• Set back the front lawn, add a retaining wall and steps to the street from the new sidewalk,
along with a low ornamental fence and gate. It will mirror the front of my neighbor's front
yard directly on the North side of the property at 2908 as well as the wall at 2910 North
Pierce. The area next to the street will be old brick and concrete with brick columns and
ornamental iron fence and gate. The front elevation drawing attached shows the design. The
map enclosed shows properties in the neighborhood that have similar setbacks. The setback
will involve adapting an existing manhole with the water supply to my house. I have talked
with the water department about this and how it is best done.
• Remove the existing rotten decking in the side yard on the south side of the property and
replace it with decking, small trees and bushes and an ADA ramp to the back door for
wheelchair and walker access. This is behind the fence and will not be seen from the road.
Access to the ramp is through the front setback and the driveway. The footprint will be
identical to what is there now.
• New landscaping will include flowering shrub boundary along the south side of the driveway,
and the northern property line, add fruit and flowering trees to the front and back yards as
well as shrubs, bushes and other plants. The attached plan gives you an idea of these
improvements.
