The 25' minimum side setback provisions of Section 36-280 — 0-2, Office and Institutional District of the Little
Rock Code of Ordinances to permit: The proposed building expansion footprint to align with the existing
structure's setback which falls within the 25' side yard setback requirement.

There are no private restrictions pertaining to the proposed use/development of this property.
The applicant feels that strict enforcement of these provisions would be a hardship and is requesting variance in
this case for the following reason: This project proposes to expand an existing building. The west face of the
existing building is 6' from the property line and within the setback. The proposed footprint of the expansion is
aligned with the west wall; therefore, to match existing conditions, the expansion too will be within the 25' setback
and will require a variance.
It is hereby agreed that the required filing fee will be paid immediately after filing and acceptance of this
application, and that the notice to property owners as well as the posting of the sign furnished, will be
accomplished as required.
