Application is hereby made to the Little Rock Board of Adjustment pursuant to Act 186 of 1957, Acts of
Arkansas, as amended, and Chapter 36 of the Little Rock, Ark. Rev. Code (1988), as amended, requesting a
zoning variance(s) on the following described property:

Subject property is currently zoned: G3 (General Commercial District) District and
variances as follows are requested:
(1) The required off-street parking provisions of Section 36-502(3)(1) of the Little Rock Code
of Ordinances to permit:
23 parking stalls which is 8 less than required with the building being 3,016SF (31 required)
(2) The general district restriclons (dumpster) provisions of Section 36-298(2) of the Little Rock Code
of Ordinances to permit:
place a dumpster enclosure within the front setback
(3) The general district restrictions (huilding awning) provisions of Section 36-298(e)(3) of the Little Rock Code
of Ordinances to permit:
allow for 3' 3" of building awnings to be placed within the rear setback

The applicant feels that strict enforcement of these provisions would be a hardship and is requesting variance(s) in
this case for the following reason(s):
Physically, there is not enough space to fully comply with the code. The building is 3,016 SF which will require 31 parking stalls @ 1:100SF.
Currently the 0.6 acre site is mated out and only 23 stalls will fit within the property. This also limits the location of the dumpster and building placement.
It is hereby agreed that the required filing fee will be paid immediately after filing and acceptance of this
application, and that the notice to property owners as well as the posting of the sign furnished, will be
accomplished as required.
