South Bowman, LLC, owners of the property at 101 S. Bowman Rd., are requesting a zoning variance for
a reduction in the required number of parking spaces to accommodate additional exterior seating for
the Big Bad Restaurant and for potential Office use at the 2"d Floor of the building.
Currently Big Bad Breakfast is the only tenant in the building. David's Burgers has vacated, and it is the
owner's intention to lease that space to another restaurant, but without a Drive -through.
The 2"d Floor former Arvest Office Space has remained vacant since the opening of Big Bad Breakfast in
2022,
A Variance Request was applied for and went to the Board of Adjustment on October 21, 2021.
At that time Arvest was using the 7,484 sf of Office and Common Space while the two restaurants
totaled 8,004 sf. The request was to allow for 612 sf of exterior seating with no increase in the existing
number of parking spaces, which had a deficit of 12 spaces.
The motion passed, but legal action the day of the meeting resulted in the approval being set aside.
The current Variance Request would allow for the entire building to be utilized and would increase the
198 sf exterior seating area for Big Bad Breakfast by 309 sf, making it much more useable. Also, outdoor
seating is more of a customer option as opposed to a cumulative increase in the number of customers
and as such should not require additional parking spaces.
The parking deficit would be 14 spaces, but the elimination of the Drive -through will greatly reduce the
congestion in the parking lot and on Bowman Rd. and Markham St., while also alleviating the exhaust
fumes and noise affecting the residential neighbors.
