Please also see the following brief description of proposed development below: The project site is located on the vacant lot directly south of the Sturgis building at the Main Hospital Campus. This lot is Block 12 of the Marshall and Wolfe Addition to Little Rock. The vacant land is currently zoned O3 and we are utilizing the BOA process to request variances with building setbacks and height restrictions. The proposed development consists of construction of a new outpatient medical facility for Arkansas Children’s Hospital has been planned. This 4-story building will connect to the Main Campus building via a sky bridge across West 10th Street. The building will consist of space for a sports medicine clinic, orthopedic clinic, pharmacy, lab space, and outpatient surgery space. The building will provide the necessary space for expansion to the growing hospital. Therefore, we plan to exceed the standard height and setback requirements outlined in typical O3 zoning. Based on programmatic needs for the hospital expansion, we respectfully request the following: • Maximum building height is extended to seventy (70) feet above the finished elevation of the first floor. • Setbacks are reduced to zero (0) feet at the north, east, and west lot lines.
