The ARSSA as an organization and it's member -appointed board of directors does not provide insight or opinion on member's or non-member's development projects to companies, commissions, or the like. We do not put support toward or against the development of self storage facility projects in any market in Arkansas. Our mission is to provide leadership and support for owners and operators in the self storage industry across Arkansas. We address issues that specifically affect the self storage industry. There a re uses within approximately 1/2 mile of this location as follows: 1320 Brookwood Drive 1020 Jessie Road 2000 Cantrell Road 1320 Brookwood Drive - Security U-Stor-Lock Built-in 1979 - Non -climate facility 1020 Jessie Rd - Riverdale Mini Storage Built-in 1995 - Non -climate facility 2000 Cantrell Rd — Cantrell Mini Storage Built-in 2001 - Non -climate facility with a 8,000 SF Climate Building Riverdale Storage ■ Staff comparison facilities are not equivalent; most are non -climate -controlled and accessible by driving up to exterior storage doors. • The facilities used for comparison are approximately 20-30 years old. ■ This facility is being presented entirely interior, with no externally accessible units. • It features 100% high -end, climate -controlled units and will be a luxury facility with many amenities, including a conference room, business center, Starbucks Coffee Machine, Package acceptance, over 100 cameras, and will be keypad accessible from 6 am to 10 pm. ■ For three years, the Arkansas Museum of Fine Arts used the building for climate control storage to house their art pieces. ■ Storage is a very low -traffic business compared to other businesses like offices or apartments. • The parking lot will be repurposed for new businesses, such as a 7 Brew or Chick-fil-A since storage doesn't require a lot of parking spaces. ■ Two grocery stores have vacated the area, indicating that if Walmart couldn't succeed here, it's unlikely other grocery stores will either. • The building, at 69,000 square feet, is too large for a typical grocery store. • Retailers like Trader Joe's/Aldi's typically require only 22,000 square feet, and there are other suitable locations available for them. Staff noted an excessive number of storage facilities in the area. Our market study of Central Arkansas identified this area as having one of the lowest self -storage square footage per capita. The city has approved several new stores in other parts of town with a higher self -storage square foot per capita.
