Dear Mr. Thrower,
Please accept the enclosed information for consideration by the City of Little Rock for the
following purposes:
1. Rezoning request for Lot 3 from R2 to PD-R to support a zero lot line, single family
residential use.
The information below is enclosed in this submittal packet to support these requests:
1. One copy of the completed PZD checklist.
2. Two copies of the boundary survey for Lot 3, Block 1, Secluded Hills Estates.
3. Two copies of the PD-R site plan.
4. One copy of the Bill of Assurance for Secluded Hills Estates.
5. Review fee in the amount of $180.00.
This project proposes to build single family zero -lot line luxury townhomes for sale. A
preliminary plat is not included in this submittal and a horizontal property regime is proposed to
convey ownership. If a plat is required as a part of this PR-D application, one will be provided.
The site plan included with this submittal proposes a single 24' wide drive with 14 individual
townhomes (7 on each side of the drive). The proposed building setback lines are consistent
with R2 zoning requirements (8' side yard and 25' front and rear yard) and an opaque screening
fence is proposed on the north, south, and east sides of the property that is adjacent to existing

R2 zoned property. Parking for residents will be attached garages or side street parking.
Temporary non-resident parking will be accommodated by side street or 4 parking spaces at the
rear (east) of the development. Trash pickup is proposed to be along Taylor Loop Road.
Utilities are proposed to be service lines to existing water and sanitary sewer mains along
Taylor Loop Road. Fire protection and access will be determined by the Little Rock Fire
Marshal's office.
