Markham Street Little Rock, AR 72201 RE: Waters Edge, Phase 3 Preliminary Plat Mr. Moore, Attached are the drawings, application, affidavit, and filing fee for the above referenced project. The developer for this project would like to subdivide this property into single family lots to allow for residential development. This project contains approximately 38.32 acres and is located north of 6100 Shady Brook Drive. The proposed lot sizes vary from 0.14 acres to approximately 0.32 acres, and the developer is proposing 149 lots. The existing parcel of land is currently zoned R-2. lw The existing landowners are W.I. Properties, LLC with an address of 1012 Autumn Road, Little Rock, Arkansas, 72211 and Carol & Todd Witham with an address of 13501 Chenal Parkway, Little Rock, Arkansas, 72211. The Source of Titles are Instrument Numbers 2019-082150 & 2019-035287. The developer is Sunshine Holdings, LLC with the address of 20192 Arch Street, Little Rock, Arkansas 72206. They currently have the land under contract with the owners. There are not any applicable existing covenants or restrictions on the land. The proposed source of water is from Central Arkansas Water with the wastewater disposal being collected by Little Rock Water Reclamation Authority. L4 The developer will clear and grade all the lots with the first phase of infrastructure construction. This will reduce the amount of earthen material to be hauled across public city streets. The neighborhood will have a ground mounted identification sign near the entrance to the subdivision. This signage will comply with Section 36-551 (a) (4) of the City of Little Rock code. The developer is requesting one variance with this application. The request is for a corner lot to be 70' wide instead of the required 75'.
