Retail and Office Warehouse
This proposal is for four lots preliminary plat to provide
for the development of one tract as a retail site and the
remaining three parcels to be office/warehouses. This tract
of land is also subject to rezoning on this agenda and will
be Item No. 7 (seven acres - Long -form P.O.D.).
B. EXISTING CONDITIONS:
This tract of land is in a generally undisturbed state with
mature timber. The principal arterial lying along the north
boundary is Highway 10. The land directly south is part of
the same ownership and is in the floodway.
C. ENGINEERING COMMENTS:
Construct sidewalks on both sides of the proposed street and
on the Highway 10 frontage. The property in this ownership
- south of the south boundary - should be dedicated as
floodway. Increase minimum floor elevation on building for
Lot #2 to 279.5. Conform to storm water detention and
excavation ordinances.
