A. PROPOSAL RE UEST:
The proposal consists of a three lot replat out of three
tracts of land. The plat as submitted is proposed for
industrial use on Lots 1R and 2R and commercial use on
Lot 3R.
B. EXISTING CONDITIONS:
The Lots 1R and 2R are currently occupied by industrial
buildings. The tract 3R is vacant. All abutting streets
are in place.
C. ENGINEERING COMMENTS UTILITY COMMENTS:
The sidewalks are missing on Taylor and Eleventh Streets'
frontage. No curb and gutters are on half of Eleventh
Street's frontage.
D. ISSUES/LEGAL/TECHNICAL/DESIGN:

There are no issues associated with this replat, except the
waivers as requested.

E. ANALYSIS•
The Planning Staff review of the replat reveals there are no
problems with the proposal as presented.
F. STAFF RECOMMENDATIONS:
Staff recommends approval of the application as filed with a
recommendation of approval for the waiver.
SUBDIVISION COMMITTEE COMMENT:
(OCTOBER 3, 1991)
The applicant was not present nor was his representative. The
Planning Staff reported to the Committee that there were no
outstanding issues to be resolved, except approval of the
waiver. It was also added that the Engineering staff does not
object to the waiver request. There being no further discussion
on this item, it was forwarded to the full Commission.
PLANNING COMMISSION ACTION:
(OCTOBER 22, 1991)
The applicant, Mr. Miller, was present. There were no objectors
present. Mr. Miller offered brief comments on his request. The
staff described the improvements being included in the waiver
request.
A motion was made for approval of the plat and it was recommended
that the City Board of Directors grant the waivers requested.
The motion passed by a vote of 9 ayes, 0 noes, 1 absent and
1 open position.

ORDINANCE
AN ORDINANCE AMENDING CHAPTER 31
OF THE CODE OF ORDINANCES OF THE
CITY OF LITTLE ROCK, ARKANSAS PROVIDING
FOR A WAIVER OF SIDEWALKS AND STREET
IMPROVEMENTS REQUIREMENTS FOR JOHN B. MAY
ADDITION, LOTS 1, 2 AND 3.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That Chapter 31 of the Code of Ordinances
be amended to provide for waiver of certain requirements
within the subdivision regulations of the City of Little
Rock for John May Addition, Lots 1, 2 and 3 as follows:
Subsection a. That Section 31-397 be amended to allow
no street improvements and that Section 31-402 be amended to
allow no sidewalks for John May Addition.
SECTION 2. This ordinance shall take effect thirty
(30) days from and after its passage.
