Please consider this a binding letter of intent to grant a
perpetual easement to the public across the south thirty (30)
feet of my property located at 4121-4123 Shackleford Road,
Little Rock, AR which joins your tract at 4201 Shackleford
Road.
Generally the terms of this easement provide that it will be
used for access and utility purposes to service both pro—
perties.
I (we) agree to execute the formal easement when it is pre—
pared along with proper legal description, and approved by
the City of Little Rock.

This letter has been written to provide a statement for your
records on the current zoning and subdivision status of the above
referenced property. The Little Rock Planning Commission
approved the site development plan for this property at its
meeting on September 10, 1991. The plan that was submitted
consisted of five industrial scaled buildings involving five
phases. The zoning for this property is I-1 (Industrial Park
District). Since the property is appropriately zoned for light
industrial activity and the Planning Commission has approved the
required site plan, building permits may be issued incrementally
as provided by the phasing. plan.

Engineers for the above referenced property.
Because of the configuration of this site and the use per-
mitted -under I-1 zoning, we are requesting setback variances
along the north boundary (261) and along the south boundary (15').
Placement of the buildings as shown will shelter the adjoining
properties from I-1 traffic activities.
