PROPOSAL/REQUEST: The proposal consists of a two lot replat out of a larger tract of land. The plat, as submitted, is proposed for office use. B. EXISTING CONDITIONS: The site is currently occupied by an office building on the Hinson Road frontage and an open undeveloped tract on the back. Hinson Road is currently under the City of Little Rock Bond Improvements Program. C. ENGINEERING COMMENTS: Plat conforms to widening plans for Hinson Road and there are no other engineering comments. Public Works suggested that an in -lieu contribution may be required at the time of final plat, if the road improvement contract has not been signed. 1 September 24, 1991 SUBDIVISION ITEM NO.: B Continued FILE NO.: S-928 D. ISSUESILEGALLTECHNICAL_LDESIGN: There are no issues associated with this plat except as waivers requested. E. ANALYSIS• The Planning Staff's review of the plat reveals no problems with the proposal as presented. We support the plat due to the city project adversely affecting the access to the site. F. STAFF RECOMMENDATIONS: Staff recommends approval of the application as filed with a recommendation of approval for the waivers. SUBDIVISION COMMITTEE COMMENTS: (AUGUST 22, 1991) The applicant was not present, therefore the committee discussed this item briefly. It was determined that the applicant should request the street improvement waiver, even though the City is planning to start work on widening Hinson Road in the near future. PLANNING COMMISSION ACTION: (SEPTEMBER 10, 1991) The applicant was not present. A motion was made for deferral until September 24, 1991 as requested by the applicant. The motion was made and passed by a vote of 9 ayes, 0 nays, 1 absent and 1 open position. PLANNING COMMISSION ACTION: (SEPTEMBER 24, 1991) The applicant was represented by Mr. Wes Lowder. There were no objectors in attendance. After a brief discussion, the Commission determined it was appropriate to place this item on the Consent Agenda for approval with the recommendation of a waiver approval. A motion was made to that effect and passed by a vote of 9 ayes, 0 nays, 1 absent and 1 open position. r
