That MADELINE RICHMOND, MARY CLEMONS AND JOHN CLEMONS
(cumulatively, "Grantor"), being the owner of LOTS 23 and 24, FOREST HEIGHTS
PLACE, AN ADDITION TO THE CITY OF LITTLE ROCK, PULASKI COUNTY,
ARKANSAS, hereby plats said lots as LOTS 23R and 24R, FOREST HEIGHTS PLACE,
AN ADDITION TO THE CITY OF LITTLE ROCK, PULASKI COUNTY, ARKANSAS,
as shown and represented on the attached plat and henceforth description and conveyance by
such designation or part thereof, as shown and represente aid 4ttached plat, shall be a
proper and sufficient description thereof. Z& �73
No dwelling or building shall be located, constructed, erected, placed, altered, re -
erected or permitted to remain on or upon any lot platted hereby nearer to the front lot
line, rear lot line or nearer to the side street line than the minimum building setback lines
shown on the Plat. No dwelling or building shall be located, constructed, erected, placed,
altered, re -erected or permitted to remain on or upon any lot platted hereby nearer than
the set -back requirements of the applicable ordinances in force by the City of Little Rock,
Arkansas, with the exception of any variance granted by the City of Little Rock.
The covenants, restrictions, requirements and provisions of this instrument shall
be automatically extended for successive periods of ten years each on and after January 1,
2030, unless and unto amended or canceled as authorized herein.
Invalidation of any covenant, restriction, requirement or provision set forth herein
or any part thereof by an order, judgment or decree of any Court or otherwise shall not
invalidate or affect any of the other covenants and/or restrictions or any part thereof as set
forth herein but they shall remain in full force and effect.
