A. PROPOSAL RE VEST:
This owner proposes the replatting of an existing tract
of land of approximately five acres into four
residential lots. The two rear lots would be serviced
by a 40 foot pipe -stem ownership connected to Carter
Lane.
B. EXISTING CONDITIONS:
This site is currently undeveloped and covered with the
natural foliage of the area, principally hardwoods.
There is one house and two storage buildings.
Carter Lane is paved with 15 foot wide asphalt.

C. ENGINEERING COMMENTS:
Plat and Bill of Assurance should prohibit access to
the proposed arterial. Engineering does not object to
the requested improvement waivers. Excavation and
detention ordinances do not apply if the lots are to be
single family residential.

There are no issues associated with this plat.

SUBDIVISION COMMITTEE MEETING
(January 31, 1991)
The application was represented by Mr. J. White. The staff
recommendation was discussed. Mr. White stated that he will
correct the plat drawing and Bill of Assurance as indicated
in the staffs comments. Ms. Marie Dougan, from Water
Works, pointed out that the water main needs to be extended
for lot #2. There were no issues of significance to relate
to the full commission.
PLANNING COMMISSION ACTION (February 12, 1991)
Staff informed the Commission that the item needed to be
deferred because of the notice deficiency. A motion was
made to defer the issue to the February 26, 1991, meeting.
The motion was approved by a vote of 10 ayes, 0 nays, and 1
absent.

PLANNING COMMISSION ACTION (February 26, 1991)
The Planning Staff offered its recommendation of approval of
the preliminary plat as filed. The applicant, Mr. Joe
White, was present. After a brief discussion the Commission
determined to approve the application with the
recommendation for waivers approval. The motion to that
effect was offered. The motion passed by a vote of 8 ayes,
0 nays, and 3 absent.
